in need of advice resale value for new land purchase

I have had an offer to use my 1st land purchase option to buy land desired by an adjacent neighbor. I'm being offered L$3012 for it which is below the median & avg sale values. Where do 512 size parcels typically fit on the land value scale? That is, below, at or above the mean. There is another neighbor who would be more appropraite to having this property in my mind. I don't want to gouge but I don't wan't to be take advantage of under the guise of newbie naivete. Thanks for any advice you have to offer.

Depends on location. A lot ot 512 parcels are in the $2999 range. A waterfront lot in a new sim can bring as much as $5000 or more, it really depends. Best thing to do is buy land for yourself. Then again find a lot you like better and use the profit to buy what you really want.

Thanks. perhaps a little more infp might be useful. I want to buy a 1024 parcel but used my ist land option to buy a parcel that an adjoining neighbor to it wants. there r 2 neighbors that i can see wanting this. I don't want to get greedy but what would be reasonable to ask 4 a parcel which is clearly desired by these guys?

Can't answer that with a difinitive answer because you have to take into account the price of the land around you. If you are in a crowded snow sim that $3000 may be very attractive. $4000 isn't outragious for a lot that is desirable. My advice, start high and lower the price if you get no bites if you aren't in any hurry. Keep in mind though the land tiers which could eat any profit at all.

I see $2999 in cheek-by-jowl 512s in new sims scattered over the hillside that will fill up with junk -- I wouldn't buy one of these unless it was in the corner of the sim to seclude the views. I also see $3999 on all-water parcels in new sims.

I see $6000 on 512s in really primo waterfront areas. I wouldn't risk paying that unless all views were secured on all sides and the FPS was above 3000.

Most commonly I see $3050 or $3850 or $4000 in sims with 1500 FPS, mature, but kinda crowded.

Seems to me the price of resold first-land is coming down from $4000 closer to $3000 so I don't think you could really expect to pay more than $4000.

Things went well for me. My land purchase endeavors included expenditures of RL$ hence the need to proceed with caution. I'm appreciative of the helpful attitude of the majority of ppl whom I have encountered since day 1 in SL. It's a large part of the reason I've taken the plunge and have become a land owning dweller. (That and the elimination of my free rent which I believe can be attributed to the recent changes made in the policy on stipends.) Thanks again.
