Why does land continue to fall?

Jeez... land prices are getting crazy low. PG going for 2.5 - 3 per M. Mature going for 4.0 / 5.0 M.
Doesn't anybody remember when land prices were sky high?
I'm all for lower land prices, but don't you think they've adjusted too much too quickly?

I'm all for lower land prices, but don't you think they've adjusted too much too quickly? well, if you want high land prices just go to the new continent...there you find a lot of plots going for almost 10L$ per m² LOL

Maybe people just don't want to buy land at the moment .. the hubbaloo over a new continent has died down some -- as it did when the snow sims came out... New and pristine gives way to 'just another day' as the nice 'new land smell' wears off people start to look for something different
Honestly if you look over the rise and fall of land prices when they (the snow sims) came out, to when the jungle sims started rolling out, you can see this trend. Right down to the same forum debates (protect the prisitine goodness of the new/snow/jungle/atoll sims -- there has been one for EACH new land development in second life).
Maybe the low priced land (was it snow sims?) is no longer 'sweet land de jour' , and folks are waiting and saving for newer areas... or even island sims.
Also remember PG always sells for less that M in the same area.. always has.
I don't pretend to be any kind of economist - not by a long shot.. but I've had pretty good luck at seeing whats up ahead just by keeping an ear to the ground and looking at what happened before, heres a few things you may want to consider for how things MAY go:
2 articles recently on slashdot... you could see a large influx of new players (as has happened in the past -- I found SL through slashdot myself). There have been quite a few notes in the press lately - buy my opinion is that sites like /. have a high ratio of people that SL could appeal to... and so it could up new players.
New players = more people wanting land/goods/money... a spike in land sales AND the price on GOM for the L$? May happen.... something to watch for... has happened in the past.
ROAM. ====
Lots of buzz about this atm - I think that its gonna be a pretty big with a lot of people .. maybe not me... but I can see its usefullness... Here's something to consider:
If you use roam to just a sim name - it will put you down in the center of the sim (this has been my observation anyways)... now I'm lucky enough to have my store in the center of the sim... Result: Roam 'TravelPorts' (because its not REALLY a teleport) me into the center of my shop before the ceiling rezzes...
So what? I hear ppl say.... Well - imagine a near default telehub in the middle of YOUR store for everyone that uses this travel gadget (and lots seeing how tports are getting less and less reliable).... wouldn't that make the land in the center of each sim a lil more valuable?

I know it won't generate the "oh shit the L$ is falling" effect in a secondary forum, though, so perhaps that is why it is here.

It's good for LL if oversupply puts downward pressure on land prices, so we're all enticed to buy more land. Somebody said tier was where they make the most money, not auctions.
I think the new island continents are the most alluring land right now. Just look at the gorgeous textures and nice terraforming you can have. Most island sims have pretty textures, not much grey. The main grid has so much of that mudslide grey and the dark rocky grey on the waterfront. If I had that I'd build on the grey and leave the green patches for my garden.

That's the land on the north part of the map that you fly to from the mainland by passing through a corridor of void sims and past the prim drilling rig.

Actually, there are two telehubs in the new continent if you want to take a look around. They are in the Iris and Hyles sims.
