Newbie question about waterfront land

OK, I'm a newb so be gentle with me. I know waterfront land is always more expensive than landlocked. A friend of mine has been trying to get a parcel of waterfront land with a good view of water for 4000L, which I'm sure is too little. Does one usually have to spend at least 100,000L or more to get a "good water front view" parcel ? This seems to be the case, if not a lot more. Thanks in advance for your time.

Hi Steve :)

The price really depends on plot size, I doubt you will get a waterfront plot for 4k tho. I am a little rusty with current market prices, but you're probably looking at in the region of 7-10L per m2.

I think it is easy to get a 512 at 4000$L that is waterfront. It does depend on the plot size. Plots going for 100,000$L are normally at least a quarter of the sim. At that point you have a plot that is rare in two different ways. Not only are you getting a plot that is rare waterfront land, but it is rarely large. A majority of land is smaller than 16384 meter2 in size. The more things that are harder to find on the land, the more expensive it is going to be.

There are lots of waterfront lots (lots of lots!) in privately owned sims. Prices are reasonable and you usually pay your tier fee to the sim owner and not Linden

Be careful with privately owned sims though...some of them place undue restrictions on what you can do with your land...

I'm confused as to why everyone is so zealous over waterfront property...

...oh, and if you don't mind regulating yourself to PG behavior, PG sims often have cheap waterfront land. That...and once in a while you'll find First Land that is waterfront...
