Land Restrictions ...

I'm thinking about getting settled in SL and buying some land. I'm trying to learn as much about it as I can. I was wondering how such restrictions such as "zoned residental", "zoned commercial" and "Linden Controlled" are enforced. Is the land/sim ultimetly owned by someone else who can do whatever they want and/or take back the land?

Island land is typically not sold, just rented, however you do need to follow whatever rules are in force. Before renting make sure you understand what the rules are and what happens if there is a dispute. For example some islands require you to build UNDER a certain height, no tall buildings, do not block waterways even if your land completly surrounds the water and dont build a mall.
On my island and many others the only rules are please dont build malls or clubs and please do not have red bann bars.
Yes the owner of the land can take your land back if it comes to that but I would imagine that doesnt happen too often, I know I havent ever had to resort to such a drastic step.
and just for teh record, I am pushing for these types of rights for renters not becasue I am renting island land out but because it DOES improve the users experience with SL to not have an "overlord" for a landlord.

ps - My land is all full and always is mostly so this isnt a sales thing either
