We pay a monthly tier fee at the end of a term for the maximum number of square meters we owned during that term (the previous month). Your billing date will be the date you approve your tier.
When you purchase land, a box will appear telling you how much tier you need and what it will cost per month. The only upfront fee is the purchase price being charged by the seller or the winning amount that you bid in an auction. Linden Lab provides links to several official explanations and FAQ on this page. Oh and no, we cannot pay tier in advance. We can only pay our premium account fees quarterly or annually. _____________________

Technically, I believe you can pay tier in advance by using the "Increase Credit" option on the My Account menu. The money will then wait in your LL US$ credit account until it is taken for tier. |

If you sell some land it's important to note that your teir is not automatically decreased to the minimum to cover your land. You need to do that manually.
