Shopping for Land

I'm in the market for a small parcel of land to build a small shop upon.

I figured I'd start out selling some artful accessories and clothing and then head into scripting.

Some place with good traffic, preferably in an area with other shops, near a telehub, with a mature rating.

Is there anything else I should want?

How do I find land with these specifications? The Land for sale tab of the map lacks the ability to query so specifically.

Wouldn't all the "good" land already be taken?

Try to estimate how many prims you will need so you don't buy too small or too big. A 512 can be small when you try to set up a shop and display stuff etc., no use being stuck on that with no possibility of expansion.

Yes, some more fine-grained land search capabilities would be great. Having a plot size and a budget in mind can help you limit the search results, but it will still leave a lot of legwork to do. If you have some sims in mind where you'd like to set up shop, the "Land for sale" map can be very useful, even though it's not updated in realtime. Or just go with the most convenient way and ask a land trader to find that perfect plot :)

There are three things you can do really to find the type of land you want.

The best thing you can do is actually wade through the find list. It is your best chance of getting a good price, but it will take you the longest. If you hit Map on the find list, zoom in the red dot, and then hold the cursor over the red dot, you will see the name of the sim pop up with the rating next to it. Just skip over land as you begin to learn what sims are PG. Normally the lowest priced MATURES are $L1.0/meter2 more expensive than the PG's.

The second thing you can do is look for sale signs. If you find a person selling lots of land, IM them about the type of land you want and the price you want. If they have a large stockpile, they may be willing to deal with you, or they may just show you the prices they are selling at and ask you to pay that. You can also go to the lowest priced lands on the list and look for the owner of those. If they sell one peice of land cheap, maybe they have other land cheap.

The third thing you can do is go to SLExchange.com and look at their prices. I don't believe she seperates (Mature) from (PG), but she does seperate things like Hillside, Hilltop, and Water. Think of this kind of like going to IGE before selling on GOM though. It is just one seller, you only want to use it if this seller is cheapest. Many times the amount you pay will be relative to how much you shop around. Only use this site as a supplement to other methods of searching for your land.

In the end buy from whoever is cheapest that meets all your requirements.

Don't forget that you can buy a small prime plot of land with only a few prims available, then buy a larger lot in the same Sim that has more Prims and join the two. That way you have enough prims to work with without having to find/buy a large plot of prime land.
