Maybe a nice idea to make some sims business-only.. so no residental buildings.. This will make shops within such a sim more profitable. I suggest Tupi as first business sim

Luna already is. officially. i think there are or have been a few unofficial ones like Aqua and a couple islands.

yup.. but its easyier coz you wont have to pay rent and u will have more prims, while all the shops will be together in one zone...

well first of all, this business area would have to be larger than 1 sim to make it different to any other private sim malls. Secondly, it would be best to do it in flatish land sims with little or no water. 3rdly it would be nice to have it in the sims around a TH and with a road running through them and 4thly some1 would have to be very kind as to build a load of the land and portion it off to allow for paths going to each shop so they rnt all smack bang right beside each other.
i don't think player made shopping sims will ever work as we do not have the ability to have legal contracts to ensure that your neighbours will keep their plot as a shop and not make everything light etc.
The best bet would be for Lindens to set down their dohnuts and build a few more city sims but then again, our land barons will buy them out and sell for a quazilian L$ and only rich gommers will invest in the land. Or we could suffer from 1 land barron buying all the land and renting it to us for unbelievable sums of L$ a week.
i'm not having a go at you Sophus but thinking about what the land barrons would do with all this land makes me kinda angry and there is nothing anyone will do about it because as far as LL see it... the fool of a land barron is paying OTT prices each month for all this land.

the point is, you, or a group, can purchase a sim and zone it any way you like. this works on the mainland as well as estate sims.
e city is the best design private, business zoned sim i've ever seen. if mere residents can do what they've done, there's no reason for the lindens to get involved in zonping practices.

well.. players tend to be more flexible on changes then LL.. so thats the advantage of a Player run shopping sim over a LL run shopping sim.

I suggest Tupi as first business sim  As I've mentioned in other posts, I hate the idea of any sort of zoning. Zoning in rl is done because of things like the environment, traffic, schools, hookers, etc... Someone's club next to my house does not affect me one bit. It may look awful but some of the houses in my neighborhood look awful. Once we get into zoning we get into organized government control, something which should be thwarted at all costs. I like the idea that I can fly around and not get killed or have my stuff stolen. Those are good government controls. Bad government controls are when Oz, or a group of people without a first life, decide to form committees and panels to tell the rest of us what to do. Ugh! Not a good thing.

All kidding aside, I think there is room in some sims to have boards and community assn's and such. I enjoy having land in a sim where the residents are civil and come together to make rational and considerate choices.
Just my two cents. I don't really like Libertarianism, though it seems to be the dominant ideology in SL, whether most really think about it or not.

I think it's a good idea Sophos.
Likewise, Id like to see some industrial zones. One could take some artistic license there.
Big smoke stacks belching out choking particle clouds of smog, pipelines dumping toxic sludge into once pristine waterways, massive conveyors displaying innovative gadgetry.
In all, a great place to "build bad" and not get neg rated.

I'm not down on government but did list where I think it is most effective. I don't see the need for zoning boards but I have no problem if a group of landowners want to get together and 'police' themselves. My concern is if I decide to buy property and am told that I need to adhere to a board's decision. I can appreciate PG vs. mature but that's really about it for this world.

hehehe.. just a general comment.. surprisingly all bigshots i know in sl with big land or companies do feel for my business ideas... the other people.. well.. i mostly don't know.. don't feel offended

Weedy is right. Industrial sims would be great. How about to the west of Nova Albion? And maybe adding an extension sim onto Luna?
