I don't know about the rest of you, but I am interested in land that can't be rented out ie. no malls or marketplaces. Commercial land for use by the owner only for their store. Personally I see this as contributing greatly to the lagginess of a sim. Checking to see if anyone else has any interest in this, i'm trying to build enough support for a sim with this structure. (I'd say get a sim and put it in the Azure Islands and let Adam/Nexus handle it, they're the only ones I can think of i'd trust with it) Thanks

perhaps I didn't make it clear.
I'm trying to get enough people together that want business land, but don't want people on the sim to be allowed to create malls/markets or other places where you rent out your space to other people.

The only way you can truly control the "zoning" of a sim is to own it. Sure you can have a group of like minded individuals agree on some rules and buy up a sim on the mainland, but the moment someone needs to leave (for what ever reason) they can sell their land to who ever they like and poof, the "zoning" is essentially gone. I love the idea of community zoning, but it is a delicate thing to be working with a group of people, and having no one truly in charge of things. I am interested in hearing more on how you think it would work, if you have gotten that far in your thoughts.

Well, yeah you'd have to give it over to someone's control.
My choice would be Adam/Nexus and make it part of the azure isles. And they're not going to fund it unless enough people are interested in it.

There are plenty out there that offer what you're after. I have commercial sims, none allow sub-lets, malls etc, some allow clubs, some don't. Unfortunately, I am full up, but am sure that Alliez and Tony, Nexus and Adam, and many more offer the same also.

Well, not much reason to go with anyone but Adam/Nexus. The rest pretty much just rent at straight tier rates.

It is the type of business operation that determines lag in any sim... heavy script use on a property and high traffic (whose visitors use scripted attachments) are the culprit. Sims which contain casinos, nightclubs with zombie camps, and sex clubs, with lots of scripted dance/pose balls, and lots of people wearing lots of bling are ALWAYS lagged to hell and gone. The landowner should be aware of the planned use of a property they are renting out to a business. If the other landowners and business operators in a sim RA the tenant to the landlord, the landlord should take action (which supposes that the landowner is not a member of the group which is renting or vice-versa). If not, the other landowners, residents, and business owners in the same sim should RA _BOTH_ the tenant AND the landlord for abuse of sim resources, this would be settled by the Lindens, I think.

I rent out every prim on a plot as mall space and each gets a script in it, that's going to get laggy. Hence I figured it much easier to just specify no subleasing, than define a whole ton of rules governing how land can and cannot be sublet.
