Land Use and Transfer Regulations?

I bought 2 512 sq-metre parcels of land near my plot in Achemon to stop them falling into the hands of speculators or commercial developers. I'm not interested in the property speculation game or being a big SL tycoon. I will most likely sell the plots of land at prices below their market value. I want to sell the land to players who will use the land as primarily residential and/or artistically creative space. I also want to make sure that they do not resell the land to specualtors. I had a look at the Lusk Estates notecard and would like to know how I can go about enforcing conditions of use and sale on the parcels of land.

If you sell it, you can't. If you rent it, you can. It's that simple.

Your problem is that just as you have the right to build whatever you wish on your land, so would anyone else that bought the land from you....

If you rented it out, you could set conditions in the rental agreement as to the nature of content or the style of building.

I think there is no need to fan the flames of hatred against so-called land barons and land speculators.

Your friends the Lindens sure don't mind selling land at a profit, and you've bought some of it, even if the subsidized first land. So no need to slam others who buy it and sell it at a profit and make a business in this tough climate. You have no idea of the values and services that land dealers in fact bring to this game.

What I have done to keep land from being flipped by people just casually trying to make a buck off it (which I respect but which I think can surely be managed within a game) is simply to mark on it "IM PROKOFY NEVA FOR SALE". That reduces its chances I'll be able to sell it efficiently, since the best way to sell land is to put an open price tag on it in the land menu and turn it over to the open market. But that way, someone will IM you eventually and you can see if they are the kind of low-impact residential buyer you'd like.

You can help that process along with a notecard on the land, and a post here in the forums. Depending on the location and what's happening nearby, you might find that low-impact end user. It can be tough though.

You can also try to rent out the land. But renting out a 1024 in the middle of nowhere or not near anything else can be tough, again, depending on what is happening around you.

I have had success even putting something on the open market by putting a notecard on the land that I wished for a residential buyer. I've generally had success with that. I'm thinking really of only one case where someone flipped land eventually when I had hoped they had stayed, but honestly, that is their right.

If a nice little old lady who only logs in on Sundays buys your land for her Tudor cottage, you'll be happy, but at what point are you going to spring her loose from your clutches and let her resell, and resell at a profit or even to a mall if she wants to? You cannot deprive other people of the freedom you wish for yourself in this game.
