In another thread, BlueWillow Kipling, suggested that residents should hire experienced land sellers to price their land. I'm curious if any land sellers are currently offering this service. I myself have decided to estimate land prices, my ad can be found here: /invalid_link.html

Hiring him as an appraiser both makes it unethical for *him* to be the one buying your land or selling it to you, but also saves you all that tedious research time. (I do not, and have never bought land from people who ask me for appraisal services) Oh, gee, now I have to go update my web site... thought I was retired from all this!

Would be nice to have an open market in land too...

Although land is a bit of a different beast it would be nice to have visibility into what is actually selling. Perusing the current listings you can only get a look at asking prices but nothing on actual sales. If the commodity "mature, flat land" (maybe "XXX flat land" woud be a better label) was selling in the 6.50 - 7 / sq m and "PG flat land" at $4.00 - 4.50 it would be nice to see that. It would also be nice to have performance stats for the sim too so the negative value of lag could be understood.
Maybe then when a deranged club owner/scripter/builder moves in you can sue for the decline in land values as the sim grinds to crawl. Right! LOL!
Still having a better structured and measured market than the current listings would be a good thing.

Yes, it does contradict that. Do you think it is unethical? I think it is only unethical if I tell the person that I'm going to buy at 80% of what I will sell for, and then triple the price. Oh well, was just trying to figure a way of giving a person the option of selling for themselves, or getting their money back for the appraisal and letting me sell it instead for a known percentage of what I will sell for. I'm also trying to protect myself from people asking to buy from me when they know I'm quoting off of a set % of what I will sell and then them using as an free appraisal service. In the end, this is something I don't want to be too successful. I don't mind doing it for a few people throughout the day, but would probably have to stop if I offered such a good deal that everyone came in and tried to get appraisals from me.
