I'm just curious about how people can tell the difference between the two considering there are entire sim/s on the mainland that are owned by a single person/s. If they own a entire sim on a mainland, is it considered a private sim at that point belonging to them? And if they sell parcels of it to other players; do i pay teir to them or Linden Labs.

No, owning an entire sim on the mainland does not make it a private sim. Private sims are any sims not attached to the main grid. The main grid is the largest land mass on the map, 2 large parts with only a small sim wide passage joining them. Anything else is a private sim :)

edit to add: If they are 'selling' land on a private sim, you don't pay tier to LL, the sim owner does.

Two other differences are:

o there are tools only available to the owner of a private sim ... estate tools, and
o Linden Land. I believe that all of the mainland sims have at least some portion of the available land owned by Governor Linden ... its where roads, waterways and other infrastructure is.

There are proponents of both types of land, and in the final analysis, each has its advantages and disadvantages and the choice of which best suits your needs is a personal one.
