Where can I get some info on group land? I know I can deed land to a group, but how do rights work then; who can build, or manage, and so on and can land be "un-deeded"?

I got some great info through Live help. For reference, here it is;
GUIDE: GROUPS AND LAND ------------------------------------------------ Key words: groups land tiers parcels deed dwell traffic Groups can own land just like people. Groups must have their land tier donated to them by members of the group. The donated land tier is "borrowed" from the person donating the land tier to the group. The land tier donation can be added or removed from the group at any time. The land comes out of the donor's account. The donor still pays for the donated land. Example: Suzie Fairplay has a land tier of 1536 sqm in her account (Premium account 512 sqm and an additional 1024 sqm). She donates 512 sqm to her group "The Big Q's". She now has 1024 sqm available to use as she pleases, and the 512 sqm she donated to the group is available to the group to use. Groups get a 10% land bonus just for being a group. This means they own 110% of the land tier donated to the group. If the donations of land tier to the group is not enough to cover the actual land owned by the group, a Linden will forcibly seize some of the group land to bring the owned land to within the donated land tier. Usually Linden Lab gives 7 days grace on this. Example: If the group has 2048 sqm of land donated to it, they can own up to 2253sqm of land (the 10% bonus). Let's say the group owns 2128 sqm of land, which is below 2253 sqm. Let's say Suzie takes back her 512 sqm land tier donation. The group now only has 1690 sqm of land tier available, less than what it can support. Within 7 days, a Linden will confiscate some of the land (hopefully the'll work with the group on it) to bring the group into compliance. ANY OFFICER of the group can sell the land to whomever they wish (even themselves for L$0) without prior approval from other officers or members. There is nothing you can do if a rogue officer "steals" all the land from others. Period. So be careful. All land sale proceeds of group land are equally distributed amongst all group officers and members. All L$ paid monies for daily dwell is paid equally to all group officers and members. All dwell used to calculate Developer Incentives is split amongst those people donating land tier to the group, according to how much they donate. Group officers and members count towards dwell on the land (where on private land, the land owner doesn't count towards dwell). Only group officers can plant trees and grass on the land. All land options that cost L$ (e.g. FIND listings, L$30 a week) are charged equally to all officers and members of a group. ------------------------ contributor: Hank Ramos |

No, only residents with Premium memberships are eligible to purchase land in Second Life. Does the land I win in auction count against my land allocation? Yes. Yes, you can wait seven days to take possession of the new land and use that time to adjust your land tier. Can I bid with L$ that I don't have? No, the auction program checks your account to make sure you have adequate L$ to cover your bid. Bidding and Winning Where are the auctions located? The auctions are located at the Second Life Auction House. Where else can I see the parcels about to be auctioned? When you are in Second Life, you can click on the "Find" button, select "Land Sales", check the "Auction" box and select "Search". You can also see land for auction by clicking on the "Map" button and selecting "Land for Sale". The land set up for auction appears as light blue. The map includes land that is planned for auction as well as those parcels currently on the block. How much can I modify the land after I win it in an auction? All land in SL can be modified within 4 meters from its original shape unless otherwise specified. Make sure the parcel works for you within this limit before you bid. How does "Maximum Bid" work? When you enter a bid significantly higher than the current high bid, then the system will automatically bid for you up to the point of your maximum bid. This makes it less necessary to be online at the time the auction ends. The amount of the bid will be the minimum needed to outbid competing bidders. For example, if the current high bid is US$50, and you bid US$100, then a bid of $51will be automatically placed for you. If someone else bids US$75, then a bid of $US76 will be placed for you - and so on. If someone bids $101, then an email will be generated to you that you have been outbid. What if I want to change my maximum bid? You can increase this bid at a later time whether or not someone else has outbid you. You can't decrease a maximum bid. Is the bidding extended if someone bids just before the deadline? No, the bidding is no longer extended by last minute bids. You can prevent much of the unwanted sniping by using the maximum bid feature. How will I know if I won? You will be notified by email so make sure your email address is up to date in "Your Account". Is the auction legal outside the United States? No matter where you live, Second Life insists that your transactions comply with the laws of the countries where you reside. We can't give you legal advice about your particular transaction - users are responsible for ensuring that their transactions are lawful in their country. Therefore, to avoid the potential for legal difficulties, Second Life strongly suggests that users educate themselves about the laws of their own country. Will the closing time for an auction ever be delayed? If the website is generally inaccessible, preventing people from participating in an auction, Linden may delay the closing time of auctions until at least two hours after access is restored. In some cases, where auctions have closed but access to the auction site was unavailable, Linden may re-open closed auctions. What else should I know? Before submitting a bid, please remember that you automatically enter into a legally binding contract to purchase the item from the seller if you win the auction. Winning and Paying How soon will my account debited after I win? If you won a US$ auction, your credit card will be charged immediately. If you won a L$ auction, then the bid will be debited from your Second Life account immediately. What if I want to use a different credit card? You can change your active credit card at "Your Account". All subsequent charges, including subscription charges, will go against that card until you change it again. What if no one bids on a parcel? The land will be released as public land and residents may purchase as much as they like at L$1 per meter. Collecting Your New Land How will I know when I can take possession of the land? Unless there is a problem with billing, winners of auctions may take possession of their land immediately. How soon do I have to buy the land I won in the auction? You must purchase seven days after your receive notification that the land is ready. How do I take possession? Go to the parcel and select it by right clicking on it. Select "Edit Land" and "Buy Land". After buying the land, is it possible to avoid tiering up by releasing other land before confirming a new higher tier? Yes, you would have to return to the confirmation page after releasing the land and confirm your previous tier level. If you don't confirm a new tier within 24 hours after taking possession, then the land might go public. Can I purchase land and immediately release part of it before tiering up? No, you can't parcel or release land until you buy it and confirm moving to a new tier. Resolving Auction Problems What if I win an auction but realize I've made a mistake? Please send an email to [email]land@secondlife.com[/email] with all auction questions. If you are unable or unwilling to pay for land bought in an auction, then you will be charged a restocking fee of US$25 (L$6000 for $L auctions). Please note that multiple auction bid cancellations may result in a loss of bidding status. What happens if the winner doesn't pay for the parcel? The second highest bidder has the option of buying it for their highest bid. If the second bidder refuses the option, then the parcel will be auctioned again. Where can I go for more information? Nep tried sending you a email via forum and it didn't work. keeping this info in mind it would be great if we could get some 3 first time lots to keep expense down. Think its possible to get them near private owner lands so we can expand? I should be home within the hour but still not sure.
