I apologize if this idea has been brought up before. If so, tell me and I'll edit this post out.
As far as I can tell, private islands still do not allow accounts to deed land allocations. When myself and a group of folks looked into buying a sim as a group, this was a major stumbling block. Coordination for the upfront fee could be arranged, but coordination of the monthly payments would have been a hassle. But... We have land brokers, large ones with massive land tiers.
So here's the idea, what if a group of people were to deed their land tiers to a land broker group, with the broker's credit card paying the monthly island fees? No one gains or loses financially, but the group gets a "coordinator" for the monthly payment that they can apply they're tiers too without the off-line hassle. The hurdle for group ownership of an island would therefore be lowered. The broker is simply playing a shell game between tier payments and island payments.
Now the upfront payment would still have to be dealt with, and there are trust/enforcement/ownership issues in such an ongoing relationship. Not too sure how the broker would be compensated, perhaps they keep the 10% group bonus for themselves (the group will have to cover the full island without a group discount)?
I'm currently not in the market for getting a group for an island sim, this idea just occurred, and I'm curious if it's a viable workaround agreeable to both sides of such a transaction, or if this is just too much of a mess.

Such a suggestion could potentially reduce land revenue given to LL via purchasing as they would be selling it at 1000$ / 65K m2.
Perhaps of such SIMs were auction off, I could see that happening. Also, you need a way to release back to Linden's.
Basically, what LL should do is add an island sim and auction it off as if it were a mainland sim.

Blaze, I think the answer you might be looking for is here. The main stumbling block to group-renting sims will always be a lack trust between people who only know each other through the internet, and the possibility of RL breakdowns requiring someone to withdraw from SL or tier down. The two most promising points from my idea are that: -The group-rented sims will be billed directly from LL, vastly increasing both the trust and stability of group projects. -It gives residents two ways instead of one to get a discount on land. Currently, there is only discount by volume; if you own lots of land, you get a significant discount. Many long-term players cannot afford that type of speculation though. Under this system, you could get the same discount that big players do, if you BOTH own at least a minimal amount of land (4096m) AND agree to longer-term tier-leases (say, six months or a year).

I don't think it needs to be that complicated.
I think LL just needs to force a sim as all group land. If you buy 512 or more of the sim you are invited into the group.
The rest is just regular functionality we already have. Eg.. you vote for the officer, the officer can return / delete objects / ban players from the group / etc.

it's not complicated at all. ll can keep requiring that someone have the cash to purchase the estate and hold that person's credit card number liable for estate allocation not contributed to the group.
under the current system, the group members will have to contribute at least half a sims worth of tier before the "owner" will get a break in their monthly fee.
ll will actually make more money. four people paying $40 a month to cover half a sim's worth of tier, plus the owners liability of $125 for the other half will total $285 a month. that's $90 more than a single owner pays.
now the question is why would people do that? just because it's anonymous and convenient and allows the group members to shuffle in and out of the project. the only person that can really get hurt by this is the owner if they suddenly have to cover the full tier and can't afford it.
i suppose it finally boils down to ll not wanting to get stuck dealing with fools who commit themselves without the intelligence to realize they may end up paying the full tier any given month. would people do that do you think?
