In other MMOs I've played, owning a house near a town or high traffic area increased its value. In SL, the ability to teleport anywhere sort of makes that particular factor moot. Is there anything that makes one plot of land more desirable than another?

Yes things like mature, green, flat, waterfront, how much land is available in the sim, proximity to protected land, how established the sim is, ie whether it's a few long term landowners with nice builds or something more haphazard, absence of eyesores, sim performance... there's probably more.
