In almost a year of land sales, there are 3 major things that I've learned:
1. Information is golden! Buyers don't always know how land works in SL, prims avalable, sim ratings, lot size, etc.
2. Trees Sale Land! Land that is setup nicely with trees and plants will always sale better then land that is bare!
3. It take alot of time to set up land to be attractive and with all the correct information avalable to the potentail buyer. Time is money!
I decided to make my Ultimate Land Sale Sign help with these 3 major land selling points!
So lets cover how the Ultimate Land Sale Sign will solve those 3 points!
1. Infomation - When a potentail buyer enters a property that the Ultimate Land Sale Sign is on, they will be greeted with the following:
Ultimate Land Sale Sign: Welcome to SIM NAME: <207.83664, 150.34573, 20.76654> GUEST NAME
Ultimate Land Sale Sign: This is a 1536 sqm lot of land, with 351 prims avalable, in a Mature sim. For the low Price of L$12600.
The buyer will be given all the information about the land! Sim name, Lot Size, Prims Avalable, Sim Rating, and Price! The Ultimate Land Sale Sign also uses xyztext and displays lot size and price on the sign!
When the land/sign owner returns to the land they will be given a greeting like this:
Ultimate Land Sale Sign: This land has not sold yet. There has been 0 Visitors.
If the land is purchased the buyer will be thanked for their purchase:
Ultimate Land Sale Sign: Thank You for your purchase! Enjoy your land!
And you'll be sent a IM with the details of the purchase:
Ultimate Land Sale Sign: Your land at SIM NAME / POSITION has been sold. The new buyer may be : BUYERS NAME (if this fails, a group now has it).
Then the Ultimate Land Sale Sign will delete from the land.
2. Trees Sale Land! Well presented land will aways sale better! The Ultimate Land Sale Sign can plant your choice from 16 differant Linden 1 prim trees land from 256 sqm's all the way up to a full sim! And it's automatic! Once the sign is set out simply touch the sign and the Tree menu will come up (See Pics) Just select what type of tree you want and the sign will plant them based off of the lot size, which is automaticly detected by the Ultimate Land Sale Sign when first placed.
3. SAVE TIME!!!!
Almost everything on the Ultimate Land Sale Sign is automated. When getting your land ready for sale you only need to add on line to your lands discription, the line needs to be like "Mature land only L$4000" or "PG land only L$4000". Enter in what the rating is and the price for your land. Then set the Ultimate Land Sale Sign out in the center of your lot. The Ultimate Land Sale Sign will automaticly detect the lot size, prim limits, then read the price and rating from your discription. NO notecards to fill out! (Thats a huge time saver that other land sale signs require you to do!). Next you can touch the Ultimate Land Sale Sign to bring up the tree planting menu and select your disired tree type and your trees will be planted in seconds! Thats it done!
If you need to change the price of your land simply change the price in the discription and then touch the sign, in the menu you will see a button for Reset Menu (see pics) go in to the reset menu and hit the reset info button and the Ultimate Land Sale Sign will up date the new price!
Ultimate Land Sale Sign also has a timed light so when it's night time in SL the light will automaticly turn on. Attract attention to your land in the dark with a nice warm glow from Ultimate Land Sale Sign 's light! (see pics)
