I've been running a successful land business for two years now. Unfortunately RL times are tough and I don't have the time (nor, I admit, motivation) to keep my business alive in SL.

It's in a healthy state, although it made a slight loss this month because I didn't have time to market and promote the vacant plots. If you have the time and motivation you can easily make a profit in your first month of ownership.

It spans four regions, one full region and three homesteads. There are 30 residents who have all proved loyal and pay on time (sometimes with a little reminder). There are also around 10 vacant plots, so currently running at 75% capacity. You are of course free to terraform and change things as you see fit, to match your business needs. But I would ask that you treat the residents with respect and keep their land intact for at least a few months.

The cost of the regions is US$580 per month and they bill on 23rd/26th. You WILL need to find this money to pay the charges later in August, so please factor that into the price you offer me.

In return for your initial outlay, you will receive US$500 income from tier payments (based on current occupancy). If you work hard to fill the vacancies you'll get US$740 per month (a US$160 profit) at tier prices that have proven to be popular. When homesteads rise in price next year, your profit will drop to US$70. Not sure if my pricing is grandfathered when they are transfered. If not, then the potential US$70 profit will apply from the outset.

I'm not going to give a price because I want you to offer me what you think it is worth. Take into account that the cost of transfer is US$400, and you need to have a spare US$580 to pay for August (but you'll get US$500 back almost right away when tier comes in).

To buy this size estate NEW would cost US$2125, and that's without any residents. I'm offering it for whatever you think is a FAIR price, including 30 residents, the goodwill and reputation of the business, and a domain name that will point to whatever website you establish for it (the existing website and payment system is NOT included in the sale).
