I'm looking for a buyer of a class 5 sim who is interested in continuing the agreement with the resident who is currently renting it. There is only one resident renting the sim for US$395, and so this is a low maintenance addition to a business with a profit of US$100/month. The tenant has not paid a 'purchase price', and so the buyer of the estate retains full ownership not only in LL's eyes, but also in the eyes of the tenant.

Current terms agreed with resident:

Exclusive use of a stand alone fully-terraformable estate island sim: 65536m2/15,000prims. The whole sim can either be deeded to a group of the tenant's choice, allowing officers access to all 'about land' features, or it can be put into the tenant's avatar name.

The rental fee is US$395 per month via paypal, or L$ equivalent. The amount of L$ payable is based upon the Lindex rate at time of payment each month. The rate currently stands at 265L/US$, so US$395 is currently equivalent to 104,675L. This is just a guide, and the lindex rate could of course change from month to month, or indeed by the time first payment is made. There are no additional fees.

There is no 'setup' fee.

The first payment is expected on the first day, and then subsequent payments are expected on or before the same date of every month there after. All payments are to be made directly to me, Hiro Queso.

Zoning

The sim is stand-alone, and so there is no need for me to enforce any kind of zoning. The only use which is not permitted is the advertisement of land for sale or sublet within the sim. The tenant can however 'share' the sim with friends, but any associated financial arrangements would have to be made between those involved; I expect one payment from the tenant, and that tenant is singularly responsible for the sim.

Important

Due to the security implications associated with doing so, Estate Manager access will not be granted; however, I am willing to change terrain textures and other features/options access levels, etc to suit.

It is the tenant's responsibility to ensure that rent is paid by the due date. Failure to do so will result in the tenancy being terminated, all land being reclaimed, and all objects being returned (whether owned by the tenant or not).

It is the tenant's responsibility to ensure that any other residents 'staying' in the sim are aware of all the above, though an estate covenant stating as such will be viewable by all via 'about land > covenant'.
