The covenant/tier fees
The covenant is very friendly and not very strict what you can build and what to do. You can build a small club if you want to but not very massive one. The parcel supports 937 primitives and it is easy to put a lot of stuff into. I had no problem with prim maximum amount. Also a good place to build home.
Tier Fees:
Tier fees 35$/month or 10,000L EVERY 4 WEEKS. Not very bad at all.
