In the UK, the rent you collect covers the mortgage and repairs, possibly more if you're lucky. That doesn't even factor in problem tenants who refuse to pay rent and you have to go thru the courts to evict. Certainly here, if you buy a property to let out, you can't expect to be making much more than the equity on the property.

It is most certainly different where I live. Of course, I'm talking multi-unit buildings, but due to the glut of gentrification here, there is a lack of suitable rental units. As such, there are plenty of suitable renters. Additionally, the pattern of late is to buy, rent for a few years, creating a decent cash flow for yourself, wait for property values to increase, and sell to developers. Rinse and repeat.
This doesn't even cover what is called Section 8 housing, which is a program to provide decent, affordable low income housing. In essence, the city government pays the difference between lessee payments and market rental rates. It is very lucrative.

Because of their scarcity, those that do come up are already sold when advertised - many developers have the estate agents in their back pocket.
