If you're thinking about renting a space in a mall, I suggest that you contact Briana straight away. The place is looking fabulous, sales for me are already better than those in the old Aqua Galleria, and most importantly of all, Briana is the most professional and reliable mall owner I've had the pleasure of doing business with.

Wow, great build!

Does anyone else have trouble with Lag there? Most sims run pretty good for me, but this one is just dragging its feets whenever I go there. :( Which saddens me cause it's too cool to run this slow.

I think that those weekly rent prices are ludicrous, especially for the number of prims allowed! Hell I would think that since Aqua is usually in the top 5 for Dwell that would more than cover most of those expenses... but hey that's just my opinion, I could be wrong.

Artillo

OK I am editing this post here for the math:

** All Prices are PER WEEK
10x15 - $1250 Hub x 4 weeks = L$ 5,000 a month = $20 US or L$ 33.33/sq. meter / month

10x10 - $1000 Hub x 4 weeks = L$ 4,000 a month = $16 US
or L$ 40/sq. meter / month

10x05 - $800 Hub + 2nd & 3rd spots from hub x 4 weeks = L$ 3,200 a month = $12.80 US or L$ 64/sq. meter / month

10x15 - $1000 2nd Spot x 4 weeks = L$ 4,000 a month = $16 US or L$ 26.66/sq. meter / month

10x10 - $850 2nd Spot x 4 weeks = L$ 3,400 a month = $13.60 US or L$ 34/sq. meter / month

10x05 - $650 4th x 4 weeks = L$ 2,600 a month = $10.40 US or L$ 52/sq. meter / month

10x10 - $700 3rd+ Spot x 4 weeks = L$ 2,800 a month = $11.20 US or L$ 28/sq. meter / month

10x05 - $500 5th+ x 4 weeks = L$ 2,000 a month = $8.00 US or L$ 40/sq. meter / month

** These are all CUSTOM BUILDS - you build it; G.C. covers 25 prims of the build.

---
Hallways Prices are $3 per prim: $100/wk minimum ($1 cheaper than Aqua)

Hallway walkin stores are $4per prim/wk - 100prim minimum (400/week)

Walkway Kiosk are $150 per machine or %15 of sales

So let's do some more math here... a rough average of "booth" pricings are around L$ 3,375 / month, (this will change of course depending on the number of each type of booth)

let's assume there are at least 20 people willing to pay that much per square meter. (I am SURE there will be more than 20 vendors, but just using this for comparison)

RENT Income alone comes out to:
3,375 x 20 = L$ 67,500 / month = $270 US

Subtracting out the sim cost of $195/month = pure profit from RENT ALONE of $75/ month

Ohh and of course don't forget the Dwell payment each day!

That's not including if the vendor has to pay the 15% of their sales for Kiosks, and I did not include the hallway displays either.

All I can say is that I don't know about you guys, but I have better things to do with my money than pay someone a premium for retail space that is THAT expensive!

artillo, i disagree with your assessment.

from my perspective brianna is offering an excellent service and is there for entitled to make some profit.

it takes a lot of work, i'm certain, to build and manage the mall. so for her to make some profit from people who see value of locating thier store in a high profile retail sim is entirely reasonable.

and high profile it is as the green dots attest.

Artillo many people have complained about the prices at that mall. The owner/owners are here to make a real world income and I don't think they are open to many suggestions. I recommend shopping and selling somewhere else and for god sakes don't talk bad about the mall, "they" can make SL horrible for you.

Please get rid of the see-through floors... that's what's causing the sim to lag so much, because the client has to render EVERYTHING, even the floors you're not even on.

It is, of course, completely up to the individual about whether or not to shop or sell stuff there, and I was simply explaining my opinion and also trying to give some objective comparisons about pricing at the mall (based on the info given by Sensual). I am very glad for Brianna and the vendors if they are making some real cash out of the thing, good for them! :)

As for "offering excellent service", there's also plenty of free malls that have the same level of "service". I don't see how building a simple mall structure and allowing people to build on it and then charging them relatively high L$/sq. meter prices and charging some people a percentage of their sales is much value added IMHO, considering most people have land of their own that they could easily build a shop on and drop free vendors. I don't know about you, but I could use an extra 5k a month for myself, rather than giving it over to rent on a small (150sq. meters or less) chunk of retail space.

I guess also part of that would also depend on how much the vendor actually brings in every month as compared with the fees associated with having the retail space. Gotta love freedom of choice, eh??

AAH it's all in the marketing, isn't it? :P And sure, I realize some people don't want to worry about advertising for their own land for whatever reason, and it IS a good thing to get many vendors in a concentrated area.

Dwell is the mind-killer. LOL

Peace,

Arti

There are other malls..and they just are not as popular.

Aqua was and its carried over. Much like anything in SL its about choices.

/me wonders... If she knows that the light prims are so excessive as to cause lag, why are there so many of them?

Instead of turning all prims to light, why don't people use Chromal's script like many people do? He made the script available so that people can use it. It works by turning a prim to light only during the night, which helps in cutting down on lag since they won't be light during the daytime.

*edited to add link to Chromal's Light Script

I'm not sure that it's particularly useful to consider whether a rental amount is expensive or not. Isn't it much better to ask yourself whether it represents good value for money? For example, if I were to rent floorspace at a store in Bond Street, it's going to be much more expensive than if I were to rent somewhere in the backstreets of Bristol. But if my sales in Bond Street gives me a better profit margin, then I'd say it represented better value for money.

Of course, in SL this all comes down to dwell, and as Jauani pointed out (quite astutely by his standards) you only have to look at the green dots to see that, so far, GC has been hugely successful in attracting dwell.

Will it continue to do so? Nobody knows, of course; but I always think that the best indication of these things is the prior track record of the people involved. I think Briana has shown in Aqua that she understands the retail market in SL better than most - and in opening the first dedicated shopping sim, has shown that she's not afraid to make brave decisions.
