Since we're hoping to actually start selling shares in Neualtenburg Phase Two sometime next weekend, here's an effort to conclude some introductory prices, both to purchase the shares themselves, and to pay the monthly fee needed to cover Neualtenburg costs.
Although we would certainly love to prepare a budget, and show how these fees will cover the budgeted expenses, we have at this time no definite list of those who wish to participate along with the plots they want to acquire. So, these rates are offered as a best guess to get close to covering our expenses, and paying back the loans which several of us have made to get this started. Please watch the website closely for financial reports which, at least at the beginning during this transition, we'll try to keep frequently updated.
For several weeks now Ulrika has posted on http://www.neualtenburg.org/information/join.html a listing of purchase prices and monthly fees, and these proposals adhere closely to those figures. In particular, I propose that the sale price for shares be started at US$0.029 (that's 2.9 cents) per square meter for those paying in USD or L$7.4 per square meter for those paying in Lindens. This rate would apply to all land designated as saleable, both inside and outside the walls of the City. It is essentially exactly what Ulrika has shown on the site, re-expressed as price per square meter.
I've just done an analysis of Linden land auctions for May 6-20. Tossing out the three highest and the three lowest, and using L$250/US$, I calculate an average price of land at US$0.019 or L$4.8 per square meter. Yes, this is a good bit lower than land shares are being sold for on Neualtenburg. But it offers a point of reference. If participation in Neualtenburg offers value-added quality to you of one cent US (the difference between $0.019 and $0.029), then Neualtenburg is a place you should consider.
For the monthly fees, I propose to start with a bit of an increase from what Ulrika is showing on the site. I am very concerned that our monthly obligations get met; most importantly, the US$195 fee to the Lindens for having a private sim. Again, at this point we have absolutely no way of anticipating the amounts we'll receive. So, I propose that each citizen pay a monthly fee of US$0.006 per square meter for land outside the walls, and twice that, US$0.012, for land inside the walls. If paid in L$, those fees would be L$1.6 per square meter for land outside and L$3.2 per square meter for land inside. If your plot is 512 square meters outside the walls, your monthly fee would be US$3.07.
These rates are all subject to change. The Guild or the RA will have the responsibility for managing the budget of Neualtenburg, and that will mean adjusting the share sale price and the monthly fees as needed to keep the City healthy and viable. These proposals just get us started.
