I spoke to Billy regarding his sim. It seems he paid a high amount for it at auction ($2000 American ) and he wants $1600 which is way high. This sim also doesn't have the same tool set as the island sims so we wouldn't be able to change seasons or do any of what we wished.
Bill understands the price is high and has offered to rent us the sim for $250.00 a month.
I think we would be much better off buying a new private sim as it would cost us $980 American and $200 a month. The tool set will work better for us as a group and we would be beholden to no one in regards to rent.
I told Billy I would let the group know ...and I have.
MY opinion is we buy a private sim.

Talen, i might be able to rent out my private island if it fails to sell. But also i do agree with you, because of my cost for the land i dont want to take a huge hit on it therefore it makes you pay the high price, i mean as many people as are in the projekt or whatever its called there should be no problem getting enough money raised to buy your own private island. The only issue i can see with that is people are going to expect to get something for the money they put in or something. But at the end of the day i agree yall getting your own private island is probably your best bet. =)
