After a multiday marathon of building, coding, and texture making, here's what I've managed to get done.

City Planning
  1. Zoned the rest of the city
  2. Created a detailed map of the walled city
  3. Named all the streets
  4. Gave all structures an address
  5. Fixed ravine to the North of the city

Structures
  1. Deleted the old casino
  2. Deleted the old senate
  3. Built the new Casino
  4. Built a new multistructure Rathaus
  5. Built the city Bank
  6. Built the city Warenhaus (General Store)
  7. Built the city Kaufhaus (Shopping Mall)
  8. Put up an additional 21 Fachwerks across the city
  9. Replaced all streets over the entire city
  10. Created and deployed unique address plaques for each structre
  11. Created and deployed street signs for all streets

Textures
  1. Created a new high-resolution Bavarian flag
  2. Created a new high-resolution Neualtenburg flag
  3. Created a new vertically draped cloth flag
  4. Created 47 unique address plaques
  5. Created 16 unique street signs

Services
  1. Had a GOM ATM placed in the city Bank
  2. Eugene is working on a Ginko ATM for the Bank
  3. Placed all our textures, trees, and flags in the Warenhaus
  4. Placed support infrastructure (Agent Key Reporter and Ad Vendor Reporter)
on the second floor of the Warenhaus
  5. Created an account for MetaAdverse and submitted a Neualtenburg advertisement
  6. Placed a MetaAdverse billboard on the side of a structure as one enters town
to generate revenue to offset our advertising expenses
  7. Converted Catfart's L$30k investment to US$ on GOM and sent it to Sudane

With this done, we're ready to open. Additional improvements and upgrades in infrastructure can happen as the city grows and evolves. :)

I'm speechless, Ulrika!! What can I say? This was an utterly productive weekend for you! Congratulations - and many, many thanks!

I think I now understand why suddenly there was an influx of "tourists" during the past two days. I did an event on Sunday at the Kirche, and was impressed - instead of the usual 2-3 people, there were a dozen around - most had just come to watch the new buildings! They were around before I logged in, and stayed to visit the rest of the city after I logged out. Wow! Somehow, the city is "living" again :)

I did an "unorganized" guided tour Saturday morning (GMT) and found out about lots of new structures - but I guess that I should take a tour myself again, so much has changed since then :) :)

Attached is the current map of the city, showing all zoned lots. All the streets have been named and lots inside the walls have addresses.

We still need to zone the north of the city. I think we can also shrink the size of Lorentzstrasse, adding the land to the plots to the south. I believe some of the lots might need to be subdivided to keep them below our maximum lot size. After the lots start to fill up, we'll have to lay some road out there (or figure out how to put roads in the terrain texture, if that's possible).

I saw that! I was on briefly putting up signs and was surprised how many folks were in the sim. :)

I'm going to take some time off for a few days but I'll be back with new content for the website before the end of the week, to facilitate sales. After that I'm going to be gone the next two weekends on travel, although I'll stay in touch by email. So this will be the last burst of productivity from me for a few weeks.

Absolutely phenomenal!! The City is a masterpiece! I've been able to show several people around, and the reaction is wonderful.

Ulrika, if you have a list like you did for the Viertel 2 ( /103/ef/47643/1.html#post509184 ) for the rest of the plots you've created, could you post it? I'm very anxious to keep the "Land Journal" up to date so that folks know the shares sale price and the monthly fee of each parcel.

Also, if you're going to be taking that much deserved vacation period you mention, perhaps we should revise the procedure that folks go thru in order to purchase. Re: /103/2a/48263/1.html#post513688 . Perhaps it would be best if I or a group of us took on the responsibility for "beginning-to-end" transaction. A potential buyer would contact only one person, who would help them with ID-ing which lot they wanted, presenting them with the ToS and the covenant (which I'm thinking should be combined), arranging the deeding (which can be done by any officer of the Raumnutzung), and arranging the payment.

Finally(for this post :) ), on the topic of my post about the textures ( /103/9a/39382/1.html#post514103 ), is it possible to set the permissions on the fachwerks in such a way as to allow the Raumnutzung member to convey those permissions over to the new owner, subject to those rules? It may be very frustrating for new owners to take possession of their homes only to find that they can't do permissible modifications.

A map, how wonderful :) This means I'll have to do a version 2.0 of the teleporters, hehe. Perhaps this time I'll understand how the linked messages work :)

This is fascinating :)

Like Sudane, I also agree that we should give people an option to get all the necessary information for just one person. In my case, this means you have to teach me about a few of the proceedings. So far, I have been lazy, I tell prospective buyers all that I know, and ask them to get in touch with either Ulrika or Sudane for more information, hehe.

Due to your well-deserved vacations, I agree that we need to be able to "replace" you on all the "bureaucratic work" :)

In the mean time, I've seen that Kendra also got the "Neualtenburg bug" and is happily redoing the "Altenburg" part - which is really getting better every minute! I was a bit sorry for the "underdevelopment" of that part of the city, and very very curious about the new Gate she's going to build - she explained to me yesterday that she wanted to give it "an older look". I'm very curious to see the results :)

We still need to zone the north of the city.

I'll take a shot at that this afternoon.

I think we can also shrink the size of Lorentzstrasse, adding the land to the plots to the south.

At the moment, the Lorentzstrasse does not continue under the full length of the wall, as per an earlier discussion. Most of that land area is taken up by lots.

I believe some of the lots might need to be subdivided to keep them below our maximum lot size.
Well, the largest is P280, which is something like 2784m2. We have said that the maximum a person can own is 4096m2, so it appears there is no immediate problem. But, we can still sub-divide, if someone wants a smaller lot.

Wow, I wish we could apply a path texture to the terrain, but its not possible. We may be able to create some sort of road objects that look like something less than an Autobahn. But, lacking that, I've opted to define a path-like "right-of-way" by smoothing the terrain and planting trees to help define the route.

A quick note. This procedure I am sure is known by all the other private sim owners, but not us. :)

In order the deed land to a new group, Rudeen must "Reclaim" the land from the Neualtenburg Raumnutzung. Only then can she "Deed" it to the new group. Obviously, only she can do this. (As the technical "owner";).

So, perhaps the best system for up-coming land conversions is to step out a sequence of events in which Rudeen will be the active party. Gwyn, myself, and other volunteers can distribute and explain the process and the commitments. Then, with those documents in hand, Rudeen can meet the interested party and make the transaction.

We will need a clause in the covenant regarding this process, particularly as it involves transactions between 2 citizens. (In other words, after the City has sold the land to one owner, that owner proceeds to sell to another. That's where we will need some safeguards.)

Oops! The street named Lorentzstraße should actually be called Pendaristraße. I'll fix that on the next revision of the map.

I fixed all the transparent textures on the Fachwerks today, successfully removing the thin white lines visible above the roofs. The city skyline looks much nicer now. :)

Because of our prim shortage, I had hoped to combine lots in the walled city with the area under the streets to increase the minimum size of a lots from 144 m^2 to 288 m^2. Unfortunately, because of the large amount of city prims that are over the streets (roads, city walls, towers) and the difficulty in creating and documenting meandering lots, the effort was abandoned.

Instead, I reserved plot P280 as a "prim buffer" for builds within the walled city. Folks who need additional prims, will purchase these lots under the same group as their land inside the walls. The prims from the "prim buffer" will be able to be used inside the city. I propose that we make P280 a city park, meaning that nothing can be built in the area with the exception of Linden vegetation. Folks can keep trees on their lot until their prims are needed. :)

I'd also like to recommend that folks who own large lots of land outside the walls, take the smaller 144 m^2 lots inside the city. (Should we make it a policy?)

I also finished up zoning the entire walled area of the city. Now, every street, building, and open area is its own properly named lot. When someone stands on Talenstraße, it will say "Talenstrasse". When someone stands at the intersection of Gwynethstraße and Haney-Linden-Straße, it will say "Gwynethstrasse und Haney-Linden-Strasse". :)

I've also completed the third Rothenburg-style sign which sticks perpendicularly from a building face. I found a website with dozens of images of signs from Rothenburg. It was an incredibly lucky find. :D Anyone else who has Photoshop skills, feel free to dive in. ;)
