Hey, look what we have here, forums! It only took me two months to find'em! Um... I've got a lot of reading to do! :)

Anyhow, I was given the suggestion to post here about my new building... hopefully it sparks up some interest.

Basically, I made an apartment complex in the new Rose area. As of tonight there are a total of eighteen apartments, and rent is currently set at $325 a week for a 25m by 20m flat. (I think the tax on the same-size plot of land is about that much.) Some people have already moved in; I've included a scripted rental box at the front of each apartment that you can use to check in, and begin moving in immediately, even if I'm not around.

And... um... we've got a lovely brochure! :)

I'll paste from the notecard that the rental box hands out:

Welcome to Roseridge Apartments! You're a few minutes away from having a expansive apartment to call your very own. Please take the time to read this thoroughly. When you are ready to rent, simply walk up to the rental box for your desired apartment and say "rent ###", where "###" is the name of the apartment. (e.g. "rent 101";)

What You Get

When you rent from Roseridge, you get full access to your own 25m by 20m flat for your own personal use, as well as a 5x20 patio and a 5x20 front porch. You'll soon find this more than enough space for all your living needs. Roseridge's apartments are designed big enough that even couples can room together in total comfort.

You'll be able to decorate and accessorize your apartment however you want. Roseridge staff will be able to assist you if you would like custom carpet or ceiling textures. Wallpaper may also be changed upon special request; however, due to the construction of the apartment complex, it is at staff's discretion.

You'll have the full support of Roseridge staff for any issues, complaints, or disruptions you might experience. While we encourage use of the Linden Abuse Reporter (found in the Help menu), and contact with Linden Liaisons where required, we can also supplement your needs with security objects, mediation between apartment tenants, and if necessary, eviction of chronicly unruly apartment residents.

Apartment Complex Policies

By renting at Roseridge Apartments, you agree to the following rental terms. If you do not wish to abide by the following terms, you must remove all objects from Roseridge property and vacate the premises.

* Residents must follow Linden Community Standards and Terms of Service at all times. Any violation of Community Standards, or any use of Roseridge property and/or objects to violate Community Standards, may be considered grounds for eviction.

* Residents must never intentional impede or interfere with the non-disruptive actions of any other resident while at Roseridge.

* No resident may alter, destroy, or disrupt another tenant's apartment, objects, or rental space without permission.

* Any disputes between tenants should be brought immediately to the attention of Roseridge staff. Any offensive action taken in a dispute, particularly action considered "revenge", may be grounds for eviction.

* Residents agree to avoid disruptive activities, including but not limited to: music at an excessive volume, visibly obnoxious objects and/or textures placed on the outside of an apartment, audibly or scripted obnoxious objects of any form (through excessive spam, physics, etc.)

How To Rent

To rent your apartment, simply approach the rental box of the apartment you wish to rent, and say "rent ###", without quotes, where "###" is the number of the apartment you wish to rent. For example, to rent apartment 101, you would stand in front of the 101 rental box and say "rent 101".

How To Pay Rent
-----
Your rental box visually notifies you when rent is due. It will also give you details when you, the tenant, click on it. To pay rent, right-click on the rental box and choose "Pay...", then enter the amount you wish to pay. You may pay rent in installments (the box maintains a balance), but rent will not be considered paid until the full balance is paid off.

If rent is not paid within a week, late penalties will be assessed. Late fees are computed as 10% of the new balance of the account, after the current rent is added in as well.

You can also pay rent in advance. The rental box will maintain the balance, and will also forward your pre-pay info to Roseridge staff so that they have a copy for backup purposes (in case of server crash).

How To Stop Renting

To stop renting at Roseridge, simply remove your belongings from your apartment and IM Roseridge staff.

Any apartment whose rent is two weeks late or more may be evicted. If evicted, your belongings within the apartment may be deleted, and the apartment will be re-opened for a new resident to move into. Staff will attempt to contact residents one week before eviction.

I tried an apartment building a while back except all of the flats were free. I would be quiet curious to see how this does! It certainly looks great, and I saw it in world a little too. Definetly spacious, and very nice looking.

Thanks! Things are going well, despite the best intentions of a neighbor of mine... (see my thread in General Discussion for more info). Stop by sometime; the view... well, the WESTERN view... is still fantastic.

Aiko! It seems the apartment complex caught on pretty fast! Are you out of apartments? You might need to build another one up just next door where the 'protesters' hold their 'rallies'. (A little grassy path down the center! A path! A path!) Or perpendicular to make a square. We could put a park there :D Lemme know if you need help with any of these!

Its cool that people are using the apartments. I see lots of people always there. But in the interest of lag, I'd request not building another apartment. Last couple days there was big lag, but now its not so bad because the owners of the mansion have moved to another sim, sadly :(

I wish Aiko the best, but there is no point building something great if no one is able to use it due to lag :p

Fair enough! Neighboring sim perhaps? within eyeshot? I still like the idea of a park though. Whoever set up business on the fourth side of the square would make some cash.

This sounds great!

We always thought apartments would be optimal for many newer residents - we had this dream plan of a monorail (yes James) running into a series of apartments.

Lag should not be the result of dense static structures (like an aptmt building) - it is often caused by more subtle stuff like scripts, etc. So build it and if it is laggy get us to take a close look. We are getting better all the time.

Like stuff falling off the Sandbox Sim? heh.

I saw the appartments a few days ago and they look nice. :)
