Apartment Complex...Would It Work???

I was thinking of making a 7-10 story apartment complex, and was wondering if anyone would be interested in living there. Also, I'd need an elevator, so I was wondering if anyone had one that big. Lastly, could someone custom-make doors for this job??? Thanks.

Have you seen any of the other existing examples of this or talked to the owners? I know there is one in Rose, and one in Kissling which is run by (i think) Rathe Understhorn. They 'seem' to work, they have tennants, but i don't know how they handle rent.

Aiko Wu, the owner of the Roseridge Apts, has the doorplates scripted to change color when payment comes due. You pay the doorplates each week, and the doors are lockable so others can't come in and mess with your stuff.

She's got a pretty decent system going -- you should talk to her and see what she says.

Yeah definitely talk to Aiko. But be prepared for lots of headaches and LOTS of work, especially with scripting.

As for whether someone wants to rent there, it depends on the location, cost, and apartment size...among other things. Without specifying those you won't get any good answers to that question. But you might want to look at Roseridge (in Rose) and see that there ARE quite a few vacancies, so demand for another building just might not be there. Rose isn't a bad area and as far as I can tell the cost/size of the apartments is very good....so the low rental rates are probably due to low demand.

If you have an apartment high up in a building, wouldn't you have to pay a height tax penalty on any items you have rezzed there?

I was thinking of making the apartments 9by9by9 or 10by10by10, and the cost wouldn't be overly large (probably a weekly fee just enough to cover taxes and gain a small profit). The rooms would be opague on the outside and clear on the inside (you can see out but not in), though you can change it if you wish.

Orlando, I think it is a great idea to build another apartment building. I have been trying to find one, and thanks to this thread, I explored and found the Roseridge Apartments.

However, although she has 6 floors of 3 apts each (18 total), there were only 2 available -- so obviously there is a market out there. You may want to start small, with maybe 3 floors and as demand grows, you could always build more floors.

P.S. How the heck do you put faces in these threads? LOL

I think there could be a demand for it...not sure, really. I never saw need for housing in SL, however, many people want places to call their own.

well in a sim thats themed or just lacking in a lot of free land can house individuals who would like a bit of presonal space but would like to focus on other interests in SL (combat, socializing, textureing, scripting or hosting events). I am also building rentals in jessie and a few others are to so you might wann see what we are doing there is a bit of variation in style. That brings us to another consideration of your rental complex, Style. Is it just a box with little boxes in it or or is it a second home? thats my two bits

I've been a resident almost as long as the Roseridge apts have been up. IME, tenancy comes and goes in waves -- sometimes it's full, sometimes it's got plenty of room. So it's worth keeping an eye on it to see if a space opens up at some point.

I have thought about this quite a bit as a business idea myself.

I do think an Apartment can work, but is best designed purely for noobies. Generally it seems that once someone learns to build a little, they will usually progress to buying some land and building a small home. Some don't, but most would I think.

For that reason, an Apartment complex should have noobie features such as..

* deep/wide balcony with low rail for easy landing/entry into apartment

* scripted (and discreet) donate/vote boxes/doorbell

* scripted notecard leaving/message whilst out panel

* ability for resident to lock/control access

* high ceiling so camera control is easier.

* central texture/sound/help archives.. a nice 'value add' for noobies

* a central plaza or hall so they can meet other residents with a linden event board and map board.

* resident events, regular meetings - get them involved in running the building.

* semi scripted features such as light dimmers, or wall/floor styles.

* their name on their door and balcony.

* very simple rent payment method.

* central location close to a telehub.


Almost a noobie campus really.
