I would think that with the raise in prices in open sims that most the people who will be displaced are tenants with large lots of land and prims.
I am trying to convince a friend to go this way with her full sim.
Anybody agree?

Makes sence I think. IMO the less tenants in a region the less chance of lag. Way easier to manage also.

If I was settig up a rental sim, I would probably go with 4 parcels per sim - and no more than 6 parcels per sim. That is assuming a full-prim sim. I would advise in a Homestead sim to keep it to 1 or 2 parcels, and no more than 4 parcels, ever.
The counterbalance to that is that assuming you fill your sim, and have everything occupied, losing one tenant in a sim that has a few large parcels hurts your bottom line more than losing one tenant on a small parcel. So you have somewhat higher risk if your customer base isn't stable. A well-managed sim helps to keep the customer base stable, but you still need to plan for the possibility of tenants leaving, and it taking a while to replace them. And most rental areas are never at full occupancy. _____________________

I was thinking that if somebody was paying for the larger parcels that they wouldn't be so quick to leave especially if they were taking the time and effort to build it up. |

You don't say what size the plots will be. Large lots are generally better than small lots. If you have lots of small lots they make the sim look cluttered and crappy. Plus, no offense to people with small lots, but they tend to be people with less money who are newer to SL and so they need more hand holding. So you end up with more clients, more needy clients and your sim looks like crap so no-one wants to rent there anyway.
That said, if you're cutting an entire full prim sim into 10 lots then I suppose the parcels would be 6000sqm ish which *I* would class as on the large side of midsized, uh.. I mean 4096sqm is a happy medium that I like; 2048sqm is getting a bit small; 8000sqm+ is large. A full quarter sim might be a bit tricky to rent out also so I don't think I'd cut a full prim sim into quarters unless I had one or two renters lined up already. _____________________
