Advice on selling land

Hi,
I need a bit of advice.
I have multiple parcels within a mainland water front sim, 3x512sqm,1024,1536 and a beach that's 12288sqm. Is it better to sell all as one so the main plot can have more prims or sell them off as single plots? most of the plots are in the water as I only got them for the prims so don't know if they will sell as well as the beach.
Any advise on the best way and place to sell them would be great

Welcome!

You can join all the parcels, if you wish, using the Land Edit tools. Right click on your land, select conjoining portions of the lots you want to join (you DON'T have to select the entire parcels, just parts of them) then choose "join" from the radio buttons.

Or you can sell them as is. Keep in mind that the market is very low right now, so if you really need to sell, you MIGHT do better to keep them smaller. That's just one girl's opinion though.

Land prices are low, inland. But if you take a look on the map, you will find waterfront parcels and beach front parcels have maintained their value, to some degree. Sure you can be a crappy parcel for 4.1 but if you use the map and tp around to the edges of the Sims and look at the prices of waterfront properties -- you will find that they are still fetching nice prices.

Two weeks ago, I bought in on the new continent at 10L/sqm protected water on both sides -- it was still relatively empty -- the barons that initially purchased the sims initially just sold off the surrounding properties at 15L/sqm and more.

So before you go dumping a bunch of property -- do your homework first. Large flat parcels work well inland. Waterfront properties are easily divided and sell well if they touch water.

I'm assuming this is Mainland. Pity that you are looking to sell when the market is near its all-time low, but at least the land you have is desirable waterfront.

leaving the parcels divided means more people would be attracted since not many folks have the tier to take it all. But that means you might get a new owner for a small plot who might build something ugly and devalue the land you still have for sale. I would try to sell it all at once.

Best things to do would be to contact the other owners in your sim and see if someone is looking to expand or add prims. Be sure to start a thread in the land sales forum here. And contact a broker and get a quote if you need to sell fast. PM me for a list of brokers who deal in waterfront mainland.

I would be very interested in seeing your land as I'm actually considering taking the plunge, going Premium, and purchasing a 512m. I tried to send an IM to you via forums but you have that feature turned off. Will send an IM in world. :)

What Raymond said. If I was willing to tier up, and if the prices were reasonable,I would buy up the land around me in Chuginadak, to protect it from further uglifying. I have land that reaches into water on an end of the world sim, but the nearby water plots at the edge of the Linden ocean, by and large, are losing their charm as new owners enter.

there's a beautiful 512m on Oryx, but i'd much rather see you go for the 1024 that's next to it. ;) Waterfront land is still selling at good prices, but i don't know about "water only" land.
