Advice on renting land to build a trailer park

I am looking to build my own trailer park in sl but i have NO IDEA where to begin. Some questions...
Do i need permission from the owner to rent out the land I am renting?
What sort of prim count should I be looking for? (I want to put about 6 of them up)
How do I partition the land?
There are more questions, but these are some of the main ones. Please excuse me if i sound naive but I am completely new to this. Any help would be greatly appreciated!!

Do i need permission from the owner to rent out the land I am renting? Yes you do. Talk to anyone before renting. The other option is to buy some mainland and setup a group. Then you're the boss. Again however if you own mainland you'll be able to do it yourself.

What is the goal of the trailer park? Personal residential? Rented residential? Themed commercial rentals (What, I'd go to trailer park mall. That's almost a good idea even)?
Depending, partitioning might almost be messier than you need, depending on the sort of prim density you're looking at in terms of what else you're going to have on the land.

I've seen a trailer park community in SL when I was a newbie. I think it was actually some kind of outdoor club. It was active, so this must be a viable idea. I only went for the art gallery though.
Wonder where that is/was . . .

Aweioualy if you are completely new to this, I hope you're doing it for fun because there's too much competition in rentals to make money unless you can be in the top performers.

I was shopping around the other day and found a builder who, among other things, makes almost too realistic trailers. Complete with all the furnishings inside...a grubby bathroom, beercans strewn around...and an outside yard to match with old tires, etc.
I realize that's a stereotype but it was a hoot to see the build.
