Is there a place where I can find a list of reputable estate owners?
I am looking to rent a Homestead for long term.

You can find several threads in this forum where people have mentioned the names of trustworty estate owners...but there is no comprehensive "white list" that I know of.
The best way is to ask. Ask some of the owner's residents. Do a Google search on their avatar name. See if anyone has had a bad experience and posted it somewhere. Ask in your Groups, if you belong to any chatty ones. Also, if an owner has been in business for two years or more, and/or has ten regions or more, it's an indication that they are in it for the long haul...and therefore their reputation for fair dealing is probably important to them. (That's not to say, however, that you would not do well with someone who's just starting out, and has only one region.) _____________________

I am renting a plot from Wyldfire Walcott and can say without hesitation she is a good, reliable and honest estate owner. It also does not hurt that she is one of the cheaper places you will find.
I do not know how many full and homestead sims she has (50? 150?) or how many are open but you really should send her an IM in world. |

My landlady is wonderful! I've been with her for almost 2 years now and her name is Silent Watts. It's a small quaint community where you will definitely get personalized service. True. Which is why it's best to find one who's been doing it a long time and has a lot of almost full estates. Wonder if Desmond still has a waiting list... I do, but it's "picky stuff" ~ so I can literally have a few parcels open while there's a wait for high demand areas or specific things. People want homesteads, too, but I'm all booked and nobody's leaving any time soon, as far as I can see. Beyond those basics, anything detailed about what I do or don't have, prolly isn't appropriate for this forum. * * * * * Regarding quitting... yeah, I suppose I could quit someday. Of course, that would mean giving up the income too... it's work, but there are a lot harder ways to make money in this economy. If business ever got really bad, I'd prolly cut back on regions a bit, but not quit. Look at occupancy. Anyone with near 100% occupancy and a lot of standard regions is prolly making something like 100 to 150 USD per region. A dozen regions like that can be on the order of 20,000 USD annual income. Two dozen is 40,000. Would you just walk away from that? Running off with tier reserves might net a sudden flash of income, but seriously, just hanging around and not screwing up is the waaaay better deal. Most residents I know are only paid up 2 or 3 weeks ahead. If even that. Edit: I obviously have more than 2 or 3 weeks of tier reserve. But it's still not worth killing the biz over. _____________________

Relic Starbrook- I have owned 3 different parcels from him in the last 2 years. He has a variety of sims with land available. Very reputable and I have recommened him to many others.

We're normally full, except for the usual turnover one expects in the house/plot rental biz. What is turning us off though is having Homesteads rented from us and then dropped by the tenant after one or two weeks, usually because they haven't thought through what they would do with a full Homestead/don't like their current neighbours/mainland/got partnered and thought they'd try something new/didn't realise what the financial implications were long-term/whatever ...
Current pricing to the market of rental/lease Homesteads is usually 1L$, so there's no long-term commitment by the new tenant - which usually means they drop their sim just after tier has been paid ... sigh. Whilst we've kept in pace with pricing, we're starting to feel that we will simply drop empty sims and only take on new ones if the tenant is prepared to fund the upfront cost of a new one - at least then they have some financial commitment, if nothing else.
