$20 USD a Month for 2080m2 Too Much?

Hey guys,
I'm new with renting land, and am trying to figure out if this is a fair price? It looks to be a Private sim, right on the ocean. The Landlord charges 1 cent per square meter, so 2080m2 is about $20.80 USD a month.
This seems somewhat high, but the location, landlord and neighbors are great....But I just want to make sure I'm paying too much here.

It's not terrible. In the ball park of 2.75 - 3L/prim, I think, depending on the number of prims. I hope it's waterfront.

It has ocean on one side, a small river that leads to the ocean on the other, so the location one the best I've seen...Thanks for the input!

Well my landlord charges 2 linden per square meter per month, which would make 15,58 for your parcelsize. So you are paying about 33% more for the same parcel size, the question is wether that is worth it to you. Since I do not know the landlord and the location I cannot say  The price difference does not seem to big in my opinion, so I would go with your feeling, you are not being ripped of with that price I guess. If you are planning to move bigger after a while, it might be wise though to look further, because 33% on 50 dollars for example is a lot more. My parcel is 7488 m2 , meaning $56,09. At your example that would cost $18,50 more. Wrapping it up: you are not being ripped of there, you can get to rent cheaper though. Good luck, Marcel

Question about the location:
Is the ocean void space or can you actually swim/sail the water there?
If void, about every single estate has those parcels. Not really useful except for view.
The small water next to your parcel you can dig out yourself if you get landscape rights with your rent. I know where I rent, I payed first months rent as buying price, so I have full rights on the parcel.

The ocean in front of the parcel only has a very small space where I can swim *like...maybe 5 by 10 meters. So maybe this isn't that great of a location?

Don't fool yourself this price is not a little high, it's a lot high. A land over 3k sq ft goes for $15-$18 and you get over 700 prims to boot.

I purchased 2048m2 on the Mainland, actually PROTECTED oceanfront, for 47k. I'm much happier, and am paying 5 Dollars less then I would a month. $15+$10 vs $20+$10.
