When do new tier rates etc. start?

When is the exact date for the increase tier rates, which i assume also will cause the price of rentals to raise... right?

Just wondering when is a good time to start renting again.

I believe the OP is referring to the planned increase of monthly fees for homestead regions that is slated to go into place in July. Exact date I have no idea however.

As far as known, the tier increase starts per the first of July. Meaning that the rent rates will rise per Just 1st as well.

Good time for renting could be now as well as any time, but if you are going to rent a HS sim (or part from it) make sure you know the new rates. Plus, rent from an established landlord, this always is true but especially with the coming changes. I would not be surprised if a lot of landlords simply abandon their estates if too many HS renters leave, I know there are still landlords who did not inform renters of the coming raise.

If you are planning to rent a HS sim, whole or partial, I would recommend Melody Regent. She has been very clear from the beginning about the new rates, and has a rocking support team. Plus I do not expect her to go anywhere, she is established enough! Probably it would not surprise you that I rent my HS sim from her :D

:p I rent from an established landlord......she's got some beautiful islands (homesteads) but lemme tell ya.....she's already making well above tier on her rental fees. The increase is scheduled for July.....and she decides to up HER tiers, I can't imagine she's going to keep that many renters.

Actually she 'sell's the Homesteads (she cut a deal for me to rent cause we know each other from flickr) anyway......'owning' a homestead is pretty much a scam if you bought it from an estate owner. Unless you ARE the estate owner and got your homestead from LL......then all the owners out there who bought singularly......are totally at the mercy of the the original estate owner....should THEY decide to bump their tiers way above LL's increase.

I'm thinking it might be quite the fiasco, ultmately.....but I'm also planning on hanging on to mine cause I'm really really happy with it and what I've accomplished. :o

On top of that, they can also sell it without any advance warning and still collect your tier. That is exactly what happened to us. We did receive a partial refund but IMHO we should've only paid a prorated amount for 5 days of occupancy. :(

The smart move would be our service provider backing off on the openspace fee hike. This is coming from someone with 21 of them, who ate the first increase for the sake of residents.

On each, I make roughly five bucks a month over tier. A few slightly over that and a few at a loss.

Hiking rates nearly 30% in July just to keep up, does anyone think I'm gonna be able to pro~rate the paid ahead days of residents down to what they are now worth, also?

That's like adding insult to injury. Instead, I'm gonna lose several hundred dollars and just eat it.

Oh, and don't forget, I run a reserve for tier just in case... residents quit land all the time. That safety margin now has to skyrocket by about 2000 USD in July due to the fee hikes ~ cash tied up until the lights go out on SL. Not that I'd ever see it back, I think.

Of course, I could just close them and nearly half of Caledon would be gone that day. Yep, to give them up would trash the rest of the estate, as *the openspaces were carefully designed into it.*

This openspace fiasco is the mistake that just keeps on giving. Soon to be up another 630 USD/month in my case. Or 1050 USD/month from the day they announced it.

Gee, that's enough for a new car every two years. Picture it: buying a new V8 Mustang in 2010, 2012, 2014, 2016... and not trading in the old one.

Not money *I* would have made either, I was making roughly 2800 USD annual on the 21 openspaces before all this. A bit over 100 a year each. This is money *lost*.

Anyone wanna be in my shoes on this one? I don't want apologies, I just want my tier back.

All things considered, I've been pretty damn cool about the whole situation to service provider and residents alike.

I have 23 of these things. I'm conflicted on what I want. If they raise the price then other estates will fail and I'll be able to swoop in and buy them up cheap. If they leave it the same then I'll make $30 extra on the ones I already have.

Last time around we raised our prices for new customers but left existing customers on whatever they signed up for. It was very amicable all around. Existing renters had no idea the change happened and new renters had no idea they were paying more. This time around I kinda get the feeling that people won't pay what I want to charge so we're probably just going to eat the price increase permanently.

$125, well, it seems a bit high but I think people will still pay it since Homesteads are very popular and a good product so it's not a total disaster. I suppose Des and I are in similar positions in that neither of us have the balls to evict long time residents even if the land they are renting is barely profitable or losing money so it turns the whole thing into a bit of a moral quandary.

Besides, I wouldn't weep for me either. If Homesteads start to become unprofitable I'll just make up for it with extra profit on mainland.

Of course in these times it is foolish to go on with the ridiculous price increase. But there is not a doubt in my mind they will. It would be the biggest surprise in my Second Life if they would not, its LL after all.

And I admire you both for absorbing the price increases the first time, I really do. When I started renting my HS, it was already based on 95, and I knew I was going to pay more in July. Landlords need to make money after all. I really hope both your estates will not suffer too much under this stupid move...

If I were a bookmaker I'd still be offering odds of 2-5 that the increase won't happen. I simply can't see them going ahead with this, they may defer it until November or they must just say the increase won't happen until further notice.

This increase is due in the middle of the adult content mess so I really will be surprised if they go ahead with this second increase for homesteads.

The real shame here is for the estate owners. It used to be a viable option and profitable for everyone around. You could get 1/4 sim worth of prims with 1/4 of the script processing ability for 1/4 of the price. THen they bumped it up a bit and it was less of a bargain, but still - you got a full sim worth of space to work with for 1/3 the price. With the next increase you are hitting a critical point of diminished returns for everyone involved. You are getting 1/4 of the stuff, for (just under) 1/2 the price. At some point it makes more sense for estate owners (and renters) to just say "Well, for about the same amount of money as a homestead - I can have double the prims and half the space." When it comes right down to it - a half sim is plenty of space for most any project - and if it's not, the the prim limits and script speed of a full sim is likely needed anyway.

So, to me, that's the sad point. Estate owners are stuck with a lot of land that has half the value it used to have. Is the "merge your 3 HS into one full sim" thing still going on? If it were me, I'd be scrambling for that option. Luckily I'm not in this boat - but I did have an openspace for a while and do feel for all of you - owners and renters alike.
