Land Division and swap

My neighbor wants to swap some land so that we both have contiguous plots on one Sim. At the moment my holdings are spread out on two sims, with two good sized plots and various small ones that I collected just for the Prims. What is the best way to move the plots?

As part of this transaction, we have to buy and sell. I want to sell first so that my tier does not go up. Is there any way to guarantee that once I sell my land, she has to keep her part of the deal and sell back the parcels we agree to trade?

Other than taking her word for it, no. It comes down to how much you trust the other person. Chances are that they are honest and will go through with their end of the transaction. But there is always that chance and there is no way to guarantee the outcome.

Thanks for the suggestions. I am leary. I asked Linden for help, they said no. I wonder if there is any kind of contractual arrangement that can be made? The last time I did this, I bought first and went over my tier for 10 min, but my tier still went up. However, I told Linden what happened and they waved the increased tier. Now, however, my account is all messed up, the land ownership setting have never fixed themselves, it says I can have over 33000 meters more for the same tier. I bet I know how to get that to change.

No substitute for trust really, but you can get some security by (a) make all transfers as sales at agreed but realistic price and (b) do it in several smaller transactions. The latter will also help avoiding tier step triggereing.

I suppose one way to get this done without slamming your tier is to go through a group. Use either an existing group or create one for this specific purpose.

If it is an equal square meter swap, have both parties join the group with land deed & sell role permissions.

Deed all parcels in question to this group with the owners making the tier contributions necessary.

Then, both parties withdraw their tier, set the parcels for sale to the correct avatar name (as Drongle said, DO NOT USE THE ANYBODY SETTING)

Then buy the parcels.

No bump in tier involved for either party.

That is very clever. Why does it have to be such a pain in the butt. I will look for an SL attorney :)

No: only in 16-square-meter increments.

The Subdivide tool (which you bring up by right-clicking on the land itself, then clicking Edit Terrrain on the pie menu that comes up) will select land only in 4m x 4m squares (or a combination of such squares).

That's because your tier radio button is set to a higher level than you need. You are not charged at the higher level unless you go into it, but you won't be warned that you are going to the next level when you buy land. To be on the safe side, it's best to set the level to the one you have land for.

Agree on a market sale value perhaps say $5 per meter so you sell the land for that and if they don't sell you theirs then for the same amount at least you have the cash rather than nothing.
But even suggesting this can promote feelings of distrust of course.

Just say " I think we need to both sell our land for $5 per meter so it doesn't accidentally get taken by bots." Thats a nicer way of suggesting it without implying mistrust.

Or yet again don't sell all the land to each other as one parcel, split it into 2 or 3 transactions of smaller parcels each way.
