This hurts to write. I check out my neighborhood in Hartley (Gaeta) where I have 512 and my home several times a week, and last night I hit a rude shock. My land is inland about a sim and a half from any roads. Walking to the road (RT 7 or RT 7A) has been one of my pleasures.
In the eighteen months since I've owned the property, the neighborhood has changed three times over. Theoretically, I could have been hemmed in any time. Last night theory came close to fact. Banlines and huge builds have destroyed most of my ability to walk to the road.
I can still reach the road in one of two ways: I can squeeze through the narrow alleys built between two obstructive buildings, which do not have back doors. Alternately I can detour through Heljiproot (misspelled) and then east through Seyfert (to avoid banlines) via the Turtle Exchange Market. This is tricky because it involves walking through two phantom walls.
I know there is nothing I can do about this situation other than move. The problem is:
Most of the rental land on islands is rented in huge parcels, way too big for my needs? Many of the rentals are houses or apartments? I don't need or want anything prebuilt. Another affordible 512 on mainland is going to run into the same issues I have right now.
My ideal land is on a sim called Sanwa. Sanwa plots or 782 sqare meters. They have road on four sides, are near water, and a sandbox.
The problem with Sanwa is they won't rent to people who can't write in Japanese.
The same is true for other Japanese style sims which have lovely road side plots of reasonable size.
What do all of you suggest. I'm in the market for:
Plain land (preferably green though I can work around sand or rock) 512 - 1024 square meters. Near a road or in a sim with a covenant that prohibits ban lines or obstructive builds. In a sim that permits ahem.... creative building. (Unthemed!)
I don't mind mixed use areas and in fact prefer them. I have an XstreetSL magic box and would like to keep it at my residence.
What do all of you suggest, and no I'm not in any rush.

You could just stay where you are and wait for the neighbours to change again, as they do frequently on mainland, or you could look for a roadside parcel while land is cheap. What's your spending limit?

Right off the top of my head I can think of 512s with boundaries on Paved Linden roads for under L$4000. The Map is full of yellow in places that wouldn't be available for love nor money a few months ago.

There's a couple of 512s in Coronal almost next to the road that aren't far from where you are now, and they don't seem excessively priced.

The adjacent roadside parcels are a magical mystery flying bus tour depot (great fun, I've done it a few times) and an Explorers Info centre with a vehicle rez area. This was just the first spot that caught my eye on the map.

Yeah, there are lots of Mainland roadside parcels for sale at reasonable prices right now. I'd suggest mapping around the roads on Jeogeot continent for low prices, or the Heterocera Atoll if having an interesting road network to travel is more important than entry price (and many are not *that* expensive there, either).
In the meantime, though, you might use this as an excuse to cultivate an interest in airborne travel, just to hop from your existing parcel to the road, staying at least 50m above ground level until you get over the road.

try Skybeam first land..i lived there for a long time and loved it..no ban lines allowed..it's a great community their lots on the skybeam first land is only sold in 512's but you can get two next to each other and combine the prims for a 1024..plus they are double prim lots.  i think i paid 1,000 L a week in teir for the two i had..

Seconded. I have a friend who made a hot air balloon and it was quite a nice way to roam the grid.. SVC-22 sucks but aside from that, it's kinda cool to just drift around.

I did do the calculations. My premium membership is paid until June. I don't think I get that back if I decide to quit and rent.
512 somewhere else means I continue to pay 375L/week with a 300L stipend back and 1/52nd of the cost of a new piece of land.
1024 somewhere else means I pay 688L/week plus 1/52nd of the land aquisition fee minus 300L per week stipend.
That's hard to beat. I did see a 1024 I liked this afteroon. It's a bit big but it's roadside at what appears to be the very end of a road.
I'll check out the Skybeam estate.
I also know some folks at Eternal Creations who rent land.

ive had the same experience as you many times on my mainland land. the first time someone built and elaborate highway and it was about 10 ft from my front door effectively giving me a nice big wall to look at. ive outlasted every single one of them and now the last one to even have been there the longest has gone. if you really like the land, i would just wait it out. i would also just make a lm on or near the road and just tp there to a spot you can walk from. i would hate for you to move for something that could be gone next week.

I'm mapping out more walking routes to the road. I think walking is very important and if I ran SL, I would zone all the mainland to prohibit ban lines and obstructive builds. I'd probably allow security orbs, but they would have to allow at least enough time for any one to cross the property.
Walking offers the richest form of exploration. You just see more at ground level.
It is also a free activity that like all free activities is an antedote to the evils of monetization.
There are places in real life where those away from the road must allow pedestrians access over their land. Here in Atlanta, GA, trails through back yards are known as "cut throughs."
For those who don't like authoritarian solutions, I would make just one continent walkable by zoning or I would offer incentives (reduced tier) to those with walkable builds.
I'll keep doing my homework. Shopping is free.

You could also get a bit fancy and rent out YOUR 512, either the one you have now or find a new one...and then with the profit rent something bigger somewhere else.

Great neighbours (me, Sling and Jack42), near-vertical slope in an ever-changing landscape and three whole prims to call your own. Ideal for your needs

Yes, I get 300L a week even if I rent, but I paid for my premium membership annually and I did it back in June. Whether I own land or not, I pay $72/year which is $6.00/a month.
Now with a 512 on mainland, I pay no tier plus a small up front cost.
With a 1024 on mainland I pay $5.00/month plus a small up front cost.
Buying land or renting it is weird anyway. It's probably playing on those neuronal connections that make Second Life compelling, the sense of place one feels when one is inworld. It's hard to buy land rationally. I need to shop and cool off...Right now that 1024 at the end of the road is tempting me.
I don't know the seller so I would do a straight "sale." He would get the up front money (as in all sales of mainland) and then the $5.00/month tier and $6.00/premium membership go to Linden Lanbs. That makes it a safe transaction.
I know when I start writing drivel like this it means I should sit on my wallet and if I'm in world head for the nearest sandbox.

Land Hunt Update

I want to thank everyone who offered me land. Of all the land I saw, the parcel at the end of the road in Paulson (The ear shaped continent that is supposed to be part of Gaeta. I call it Paulson because I visited it during the big stock market crash last year when Hank Paulson was still Secretary of the US Treasury.) was the best. It was the right size, mainland, and road side, but....while I was cooling off and trying to act rational something wonderful and sad happened.
Linden Labs removed the ban lines from Odi Freddi which had been abandoned. I had access to the road from the northeast.
Then the folks who had a lovely Egyptian build to the south abandoned their land. Now there is access to the road in the Southeast.
I am no longer hemmed in. Of course, I may be back in the land market or rental market again since XstreetSL has turned out nonprofit freebie sellers like myself, but that is the subject of a different post.
