Noob needs advice about setting up rental property

Hi everyone,

My friend and I are new to SL, and we are interested in developing apartments for lease. We have our land and building ready to go, but could really use some advice with regard to rental boxes, greeters, group joiners, and notecard distribution. Just wondering if someone experienced in these matters would mind helping us out with some suggestions of reliable, easy to setup/maintain systems...? I am feeling a little lost with so many different options out there.

Hope I am posting this in the right place...any help would be much appreciated!

You do not NEED any of these things to do rentals, but they are conveniences. The gold standard for rental systems is from HippoTech. Go to Hippo Technologies island or shop them on XStreet.

Just out of curiousity, why would we not NEED these systems? I am always lookin to save money hehe :) But I thought we should automate for when we are not online.

Some people think that they need these systems to manage rentals. They are very handy, but they are not necessary. One could use a simple calendar program to remind them to send messages. But automation is a nice thing to have.

Thanks Cristalle, I was just wondering how people get by without them...I can see where the calendar would work for messages...I was just wondering how people would rent when you are not online without the automation. Guess I need them conveniences LOL. Thanks again, you gave me a good place to start :)

Not one to usually self promote but you mentioned wanting an automated rental system and saving money.

I am selling an easy and simple rental system that I have developed. Not only is it all automated with instant messages (needs IM->Email turned on for offline) for all events but will issue refunds on days unused when terminating and allow multiple weeks payments in advance. It shows the name of the rental customer, their days remaining etc. It will also count prims and issue warnings to the rental customer and you when they go over their allotment. It gives them and you a daily reminder when they have 3 days to go on their rental too.

It is available from the place in my picks (first one) and is L$250 which gives you the scripts no mod/copy/no transfer.

All my work is guaranteed to work or be fixed at no extra cost.

Since you're doing apartments, automation typically is better so that people can at least claim the space. The advantage to the HippoTech system is that it is extremely powerful and gives lots of options, and there is a system of plugins to automate the locks on the doors, window tints, security, etc. And tenancy can all be managed from the web if you desire. You can read about the products and the user guide on the web.

also if you have the desire and/or ability to script your own

you can always check the scripting library (on the forums, a little below this forum) there are at least a couple open source scripts in there for rental boxes (rental cubes, whatever you want to call them)

that is usually a good option for those starting out, that way they are not putting out any more money, and they learn a little about scripting :)


anywho check the scripting library if you are so inclined :)

Hmmm good find, didn't know about these when I did mine. Just for the benefit of the OP, the first one seems quite simple and does not have many features. The second is closer to the feature set mine has and would be the one I recommend.
Certainly a good start for free.

Cristalle is right though, if you want features and have a bit more available cash, then HippoRent is the way to go, but it might be overkill for the smaller rental agency needs (it definitely is for my needs). It obviously would is going to be superb for large rental agencies.

None of the other systems talked about here claim to count prims and warns both customer and land owner when the allowance has been exceeded though. However that might not be important for you at all. YMMV.

Greeters, meh. I hate greeters, usually just mute and tp out after being greeter spammed.

I like the prim count option, I notice in one of my satellites if I click the box it offers it then says it is deactivated when I try to get it :(

For the record, HippoTech does have a prim counting function.

I will relate my experience. I bought a cheap rental system when I started out. I rented land on an island and developed it, a 1280 lot. I put down 3 houses. For the time being, it was okay. But the system did not grow with me. Making multiple changes to box after box as my properties grew was a pain in my ass. I didn't do much research into it, so it's my fault. I should have looked at my landlord's system - they had HippoTech but I hadn't bothered to ask. When I finally got frustrated with the system, I finally did my homework and found HippoTech. It was relatively inexpensive and far, far more powerful than I imagined. It was a godsend. I regretted throwing my money toward that other rental system. And better yet, I get free upgrades and their customer support is top notch. I'm now over 140 boxes later, and my HippoTech is immensely valuable to me. Although upgrading all those are a bitch, it would be even worse with a lesser system.

So if you have long term plans of growth, I suggest making the investment and buying HippoTech. But if you just want this to be a small hobby, by all means, patronize Gabriele or buy another system - her system already sounds far better than the shite I bought when I started.

the thing about scripts though... is they are not always the answer for the new players, but it is another option for those daring to delve into them hehe

also,.. if you buy a system you will (hopefully) get support for that system, unlike scripting it yourself, then you are on your own heh

I always look through the scripts library, as I am now just starting to delve into scripting heh

made a couple neat things, but still need to work on one of them more :)

scripting is fun... but frustrating too LOL

Thanks Cristalle, I think I can pretty much agree with everything you wrote here. I looked at HippoRental on XStreetSL and didn't see any mention of the prim counting and so made my statement based on that, obviously I was wrong about it, no problem.

@ Rha, I agree with your assessment also. All my scripting comes with support regardless of cost and with an iron-clad guarantee that I will fix any bugs for free. I find for my other projects that for a lot of people this itself is worth it's weight in gold often.

There is definitely some great stuff in the scripting library, another place to look is the LSL Wiki. I must admit though that unless I am in a hurry I tend to just write my own scripts as often my requirements are not exactly what is offered and there is a lot of personal satisfaction from having done it yourself.

I know what you mean about the intimidation factor, almost 3 years into SL and I am finally trying to learn scripting LOL

Gabriele, not everyone knows how to script, in those cases (such as mine, just now learning) those scripts in the library and on the wiki and other open source are a godsend
For others, without the desire to learn, they turn to folks such as yourself, who knows what they are doing hehe

yeah I am enjoying the learning process of scripting although it can be a royal pain LOLmade a couple different things so far, nothing major, but fun none the less
