Land prices on the up!

Mainland land prices have started going up again recently. The minimum prices are about double what they were at their lowest. Obviously this is to do with supply and demand and it goes against the trend of what's happening in the real world, but has anyone got any further thoughts?

Mainland improvements are helping I'd say. I popped to a sim I've got land in recently and found a whopping great road through the middle of it. This is actually a vast improvement and has increased the value of some of the roadside plots.

My home is roadside, I've been looking forward to a nice smooth road running past my front door! Maybe soon it'll happen!

Dunno what prices you are looking at, but the "minimum" prices are around L$3.7-4.0/sqm on the first page of Land Search for 512sqm Mature Mainland, which is about what they have been for the last, oh, 10 months?

Yeah, the lowest I remember was in the mid-L$2s, but that was a short period (about a month); they recovered back up into the low-to-mid L$3s and have been pretty flat for at least a couple months now.

I don't see a long-term trend going up very quickly, if at all.

Can always look at LL's charts, if you can believe their numbers (which are admittedly cooked to their own statistical criteria by Jack).

Oh also, mainland improvements don't affect the bottom of the market which is what people are mostly talking about here. Apart from the occasional hidden jewel that the button mashers are desperately searching for the bottom of the market will naturally be the dregs of the mainland, the worst possible parcels you can find.

I remember when it was 11-12 L$ or even 13 in some cases L$ per sqm but that's before LL pulled a Lindex and started to "stabilize" land prices.

The main factor driving price right now is the lack of new mainland sim auctions.

It's not unusual to look at Map these days and see an entire mainland sim in purple. You'll see entire sims in yellow too.

1) A boundary where nobody can crowd you in. A sense of space.
2) A sense of place. A permanancy.
3) A total blast as you drive your vehicle off your parcel and explore the highways.
