Determining Traffic

How can you determine how much traffic an area gets? I am fairly new having played a few years ago but just started up again a couple days ago.

I am looking for land to purchase for my training center (educational, certifications, personal development, Second Life related, among others) and while I won't be dependent on walk in traffic (there is also going to be related items for sale) I got to thinking about it while visiting locations for sale.

...and traffic as a metric is meaningless.

Not only is it meaningless to a customer, but meaningless for businesses as well. I have experimented with logging in alts to increase traffic before. It doesn't matter whether my traffic is 10,000 or 500, I still see the same number of sales.
