Selling odd sized mainland

If you had a 4608m mainland parcel you were trying to sell, would it be better to keep it at that odd size or divide the parcel into its 4096 and 512 components? The components are contiguous, but I see now if someone already has a lot of land, they're already using their 512 free, so it would only be an advantage to a new buyer maybe?

Heck - I could just keep the 512 and make an alternate home base a zillion meters in the sky. I may consider that.

I'd do one of the following:

- Go ahead and split the parcels but *only* set the 4096 for sale, and in About Land mention that there is an additional 512 available for folks needing it.

- Put it up for sale as a single parcel, and similarly make a note in About Land that you'll consider cutting it down to 4096.

Of course your needs may be such that you really don't want to risk needing to hold the 512 for a bit longer to sell it separately, but that's the way I'd do it. And I don't buy and sell land regularly, so feel free to ignore me :D

Excellent ideas involving communication, something I'm a little challenged in. I'm going for your first idea. That way I can still keep the 512 if I want. Thank you most humbly.

I'd just like to concur with Anti's advice; I recently did something similar, and happily the larger parcel sold pretty quickly. The purchaser wasn't interested in the smaller parcel, but that was OK because when I decided to sell it, I didn't mind dropping the cost and wearing a small loss for the benefit of offloading it at a time to suit me :)

First things first! Contact your neighbors in the region and see if they're looking to expand. A friendly attempt to "keep it in the family" of the region will more than likely net the best price and the whole parcel at once. Even if have never dealt with your neighbors or haven't seen them online, send an IM and give them a day or two. You'd be surprised how happy they might be to get some more land/prims since tghey are shared in the region contiguous or not.

Yep, talk to your neighbours firts, except the adfarmers of course, if you're parcel doesn't sell and cutters get hold of it they may not like having another 30 new neighbours .........................

Doh! I can't believe I forgot talking to neighbors first as Clubside so thoughtfully mentioned. :o I really should have that in the front of my mind, since some of my immediate neighborhood in Brownlee suffered a bit of roadside ad-cutting a few months ago at a time when I would have gladly tiered up to purchase the parcel(s) in question just to keep things looking nice. Thankfully, I had a great experience recently with another neighbor who was selling and so was able to avert more of the same.

Anyway, yes, please do give your neighbors a chance before setting for sale to anyone. And otherwise, I'm pleased my thoughts on the subject fit your current needs :)

well, i dont know if this is so true anymore in the current market, but i think larger parcels are a better way to go. you do not have the problem of selling a single 512 then having that 512 become a liability and decrease the value of the remaining land for sale (an adfarm, an ugly build, a junkyard, etc). you dont have to sit on it anywhere near as long if it is reasonably priced, often a reseller will move in and buy and cut it into 512s himself (let him take the risks).

so, i would IM the neighbours and let them know whats up, ask them how much they want, sign it, wait a week then put it on the market as one large parcel.

as far as keeping a 512 for yourself, thats what i do! i keep a 512 and rez a little shrine unto myself.
its also worth noting that my last major land dump was nearly 3/4 sim. 2 neighbours bought 1/4 between them, and a flipper ended up with the remaining 1/2 sim. that flipper is still (many months later) sitting on at least 12 unsold 512 parcels.

Just a passing observation: 512 is the premium bonus; the US$25 tier level is 4096 *plus* that 512... so the whole combined size is a natural fit for that tier level. Of course, somebody who's already "tier-full" at the US$25 level--and looking to jump to US$40 tier wouldn't be able to absorb another 512--unless they haven't yet exercised the Group land bonus.

All of which is just talking points, I think, of possible interest to a buyer of the 4096 who might actually benefit from taking on that additional 512.
