Hi I have a piece of land and have tried to texture it but I cannot get sand, grass and rock where I want them, I would like a strip of sand down the N/W S/W side, Grass everywhere else and some rock on mountain tops on the S/E side is this possible? thanks, Jem

If you are talking about mainland, you can't retexture it, but by looking at the texture heights in World - Region/Estate you can see what's on your land and adjust terraformed land heights to blend so it's more to your liking.

If people could change land textures on the mainland it would be awful.

On private islands the owner and whoever the owner designates can change the textures by dropping them on the texture squares in Region/Estate. The texture heights and things can be changed, too.

No, parcel-level ground texturing is not possible.

There is at least one product sold on xstreet-Sl that allows you to map the terrain in your parcel and make a prim or megaprim "blanket", that you can texture differently. How well that would work for your purposes is for you to decide.

Most people solve this by placing prims over the terrain surface, and texturing the prims.

{EDIT}
If this is a whole sim you're talking about, and you're the sim owner, yes, it is possible.

Assuming whole sim, and you are the owner or estate manager:

Sand texture lowest, then grass above that, then another layer of grass, then a layer of rock on top. Adjust the lower limit on the NW and SW corners up enough to bring the sand into view, and adjust the NE and SE corners lower than that for their lower level adjstment, so the sand on the East shore remains below water level.

What this will do is give you a sandy West shoreline, and the North and South shorelines will start sandy on the West and get gradually more grassy as you go East.

Jem, I like to terraform. If you IM me in world, I'll be happy to come over and stand around offering annoying but well meant advice, like, "now lower it a little bit right...here." Or give me the right permissions, and I'll bulldoze around the place myself.

Terraforming is not an exact process, and there is a certain amount of randomness in the terrain textures. If some of your land is in the "transition zone", you could see sand there one day, grass the next.
