Island division, advice needed

We have an Island which we now want rid of. We wanted to know what our options are.
We would like, ideally, to divide the island and sell it off in individual plots. Where does that leave us with tier fees.
We are a little confused.
If we sell off the island and keep, say, 4096sqm. Are we then just responsible for the tier fee on 4096sqm? who is the sim owner? who pays the island tier..... clearly no one will own the whole island then, so is it treated like mainland land? do we need to contact the lindens to make them aware that the island is no longer our responsibility... what about the island transfer fee? usually, when transfering an island it costs $100 administration costs, what happens to that?
Can this even be done like this? or does an island need to stay a complete sim?

you would have to sell the island itself as a whole.

You will be responsible for the entire island tier for as long as LL has you on record as the island owner. You can "sell" parcels to individuals and collect payment and rent, but you are the one on the hook for the monthly tier, whether or not you have any tenants. To sell the island, you have to find a buyer, arrange a price, then inform LL of the transfer of ownership. I believe there is a transer fee as well. Once the island ownership has been transferred, the only way you maintain a parcel is if the new owner agrees to "sell" you land and collect rent from you. They can charge any rent they want, and they can kick you out anytime they want. As far as LL is concerned, you would not be a land owner.

The owner is the person who gets billed for an island. What you might want to try and do is to subdivide it and rent the rest out, but you'll still be billed by Linden Lab for the full island.
Is it a full prim island or an openspace?

Its a full prim island... and in that case, its for sale... details yet to be considered, but we want a fast sale so we are open to offers.... either that or we will hand it back to the lindens, that could be another option.
Its a class 5 sim and needs selling in the next couple of days

You need to sell it as a full transfer, and the seller pays a $100 fee to do this. This assumes that you are the owner of record with LL and that you did not "buy" from an individual landlord. Do you pay tier directly to LL? and did you buy the sim directly from LL? If so then you will need to sell it as a full transfer in order to get out from under the monthly tier obligation. You find a buyer, and then both of you submit tickets through the ticketing support system. Then LL takes their sweet time about pushing it through. Good Luck

Sky xx Don't hand it back, it will sell, check the land sales forums and you'll see people there posting that they buy full sims but also check the prices others are offering them for, you'll definitely sell it.
