My partner and I have to move from our rented plot in the next week or so  so we have decided to look at mainland. I would like your thoughts on a plot of land... what you think it would be worth etc It is a 4096 m plot which is a very odd triangle shape with a small aquare attached to one side, it is a water plot and we doubt the land will raise high enough tomake it a non water plot. the long length of the triangle boarders a LL protected canal and on the opposite side o the canal is a very pretty island... there is an ugly house next door but that can be blocked off with some nice 10 by 10 prims with a nice texture on it. So ? would you buy the plot? iff so for how much would you pay?

Not enough information. When buying on the mainland, context is very important as you will have no "landlord" or convenant to protect you against bad neighbors. So the make up of the other land in the sim is very important. A club in the opposite corner could still use up all the resources and lag everyone else terribly. If the rest of the sim looks pretty well settled, with nice residential or low lag commercial establishments, then it could be a good place to buy into.
I consider land on the water with water sim access to be a big plus, great for sailing, especially if it has a view towards an open water sim. I own most of a mainland sim Shona with open water sims on 3 sides and consider myself very fortunate to have had a friend point it out to me.

For ease of building, you're far better off getting a 4 sided block. However, 4096 triangular does give you room to use your imagination.
No need to raise land, though, it's easy to build on water and you have a built in water feature, without even trying.
Word of caution, though... water plots are often overpriced.

*indeed if the land on a for sale waterplot is not above waterlevel, its 99.999% certain it can not be raised above it.

well we got it  and i dont think we care if it was overpriced.... though i dont think it was .... paid $49,999 or it and it borders the canal.. it is lovely

Land prices are pretty unstable right now, so it's hard to tell. You definitely don't want to pay more than 2x the going rate for plain flat mainland, and I'd recommend less than that because it's an irregular shape. You can do a lot with irregular shaped land, but it might hit the resale value.
Oh hey, I see while I was typing this that you bought it. $49,999 for a 4096 lot - not a bad price - but more importantly, it sounds like you really want it for your own enjoyment. Congrats.
