Hi,

I imagine this has been answered before, but I have not yet found a clear explanation, and I need one before I do something stupid.

I own a region where I have rentals setup. The residents can not set home to their houses. If I am reading everything correctly, it seems I need to deed my land to the group to have this happen, but that is kinda of scary since I really don't understand all the ramifications.

In the current group, I set my partner as owner, but I do not want to shoulder any fianicail responsiblity on her, if I deed the land to the current group. I can, of course, create a new group with me as sole owner, if that will work.

I guess I am asking what are the correct setting in About Land and the group, to allow renters rights to set home to their houses, yet still retain full control over the land. By full rights, I mean no one but me can do anything with the land but create objects and teleport home to the land.

Hopefully I explained that correctly.

You didn't clarify if you own a private sim or a mainland sim (in the case of a private sim, land resale is really the only thing you should be worried about, you can have renters own the group the plot is deeded to).

If you only want people in the group to be able to create objects, uncheck "All Residents" from "Create Objects" and give the Everyone role the ability to set home to the land, they don't need any other group ability (building rights don't apply with Group checked for "Create Objects";). That's it.

Renters will need (or otherwise bug you for the ability at some point) the ability to invite others into the group in case they are parterned or have other people they want to share the rental with, or the ability to deed objects to the group (for their radio/TV) in which case you might as well give them eject/ban abilities as well since they could do those things through script anyway if they can deed objects.

Good question and your confusion is understandable.
When you deed the land make sure you tick the box that says 'Owner pays contribution'. This is on the same screen as the deed button you will press in About Land.

As for the group powers. You will need to create a new sub-group, for example 'Happy Tenants' You will be able to select what powers they have in the Roles and Abilities tab. 'Set home on group land' is one of those selectable abilities. Not in-world at the moment but next to the roles tab is another tab that explains every power quite well..(Shock horror!!).

If you want to IM me in-world I'll gladly run through the settings I use for tenants on mainland...

There is probably a perfect way to do this but what I do is have my tenants belong one or more of subgroups (they are called roles in the Group info) within the group.

I have two levels of subgroups (roles) for tenants depending on whether they are long term or short term tenants. Long term residents have more abilities than short term residents and if short term residents turn into long term ones, they are added to the second group. The second group (long term folks) can deed objects and edit terrain as well as other stuff that I can't remember now that I'm not inworld. The first group (short term new folks I don't know well yet) can edit objects and set home to here.

Anyway it works and you can have some peace of mind that way. Start with a few abilities like set home and create objects and then let them come to you if they want more. Some places already have the media and music set up so the tenant can choose what they want on their parcel but I don't know how to do that yet. And once I find out how I will provide that to all tenants so they don't have to mess with it though many do it like to do it on their own

1. The land MUST be deeded to group for setting home to work. It used to be that simply setting the land to group would be sufficient, but I believe that was broken in the summer of 06, and has since become a "feature." Additionally, the set home power must be enabled for any given role.

2. As owner, she will end up shouldering financial responsibilities should you deed to group, because that is what owners do. What you should do is create a new group, make her an officer, and uncheck her taking part in the accounting. You can give her whatever other powers you like, but ensure that you are the only one who takes part in the accounting.

3. You should customize the renters role so that they have the ability to set home, but not sell the land, etc. Go through the abilities very carefully and think through what it is that you want them to do. Definitely take away the ability to terraform. Consider taking away the power to landscape with linden trees... you will end up with trees in strange places. Etc.
