Selling land on XstreetSL real estate section?

Has anyone had any experience with selling land through the XStreetSL real estate section, positive or negative? Did you sell your land through XstreetSL? Is it worth the L$25 listing fee?

I see there is also a free real estate forum board there. I have listed my land there, but wonder if it is worth the L$25 for the "official" real estate listing as well. Does anyone actually use it to buy land?

Looking forward to any feedback.

Thanks!

I haven't actually BOUGHT land advertised there, but I do use it as one of my search tools when I'm looking. When I sold my estate parcel, I listed it there, and actually got a buyer.

Thanks for the feedback. Does the buyer just click the land and buy it the usual way, or do they have to use some other device? I guess I'm wondering how you knew your buyer came from the XStreetSL listing, and didn't find the land some other way.

I have land to sell that is currently set for sale within SL. Do I leave it that way, even when it is listed on XStreetSL?

Thanks,

I've tried to use it with land I had available to rent but it's really just too impractical to use on a large scale. The silly box takes forever to rezz out and set up and typing all that crap into their website is just too much work.

In the end I gave up with it, I'm pretty sure almost no-one uses it to find land anyway. You're only likely to see very small boutique land rental businesses on there due to the way it fails to scale.

Sorry, not much input on selling land on XStreet just renting, but I couldn't miss the opportunity to rant.

Hey Elanthius, thanks for the input.

I can see that it would be a real pain on a large scale for people in the land business. But for the little guy with just a single parcel to sell, is it worth it to pay the L$25 and go through the set up process? Am I likely to find a buyer there, or is that just the wrong market for a 1024 sqm mainland plot for sale? Is it being used more to find rental/estate land instead?

I tried using it once, when I had a beautiful waterfront parcel in a private sim that I needed to sell, because I had been gifted with a far nicer parcel elsewhere. This was before LL bought it out. Never even got a single inquiry. I ended up making a deal for the sim owner to take it back.

I rented some land that I found on SLX. I did the rental inworld, don't think I ever mentioned to the landlord that I found it via SLX.

Very positive indeed, usually when i place a new plot there...i get visitors within minutes.
Most of my quick sales seems to come from there, more than any other Search instrument or forums.
A trick.....let it run for a couple days only, then kill the listing (save description onto notecard), the re-list again so its sits top of the listings page for awhile (another 25L), keep doing it this way....until you sold or rented the land.
Also list it at peak times in between Noon and 4pm PDT, you improve your chances. Better to be on your land. when those initial visits occur...use your sales pitch....that increases chances too.l

You set up your land the normal way to sell, the website listing just provide details, photo, size, sale price and most importantly a Slurl. Contrary to what Elanthius is saying......yes a lot of people use to look for lands. Its just an alternative way of looking for land.

If you''re a seller, its better for those selling only 1 or 2 plots as opposed to running your entire estate business that way......having said that, there are a couple Medium size estates (bigger than Elanthius-lol) that do a ton of listings

Thanks Ceera, Nika, and Rene, for your input.

Rene, it sounds like you have had some good luck there. Maybe I'll give it a try as an additional listing tool.

Does anyone know, if I change the price, do I have to pay another L$25 to edit the listing, or is that included?

Thanks, keep that input rollling in!

Edit the listing - you can change nearly all parts of the listing including the Photo....but the Photo changing is a bit cumbersome, doesn't work too well. It will change it once you view the parcel listing, but not the smaller photos on the listing itself. You can change price, description etc

I decided to give it a try

Thanks for the feedback everyone. I decided to go ahead and spend the L$25 and give it a try. Hopefully it will sell quickly!

The box from XStreetSL was pretty easy to set up, and editing from the website afterwards is even easier.

Here's my listing, for anyone interested in seeing how it turned out:

OMG - I thought at first you meant I was naked in my pic posting and I was going to blame SL for not rezzing my clothes properly before I took the picture!
