I'm putting my estate land up for sale. It's the typical sim with islands created with canals running through it. I'm going to take down my house and other things but I spent a lot of time with the landscaping. I was wondering if it was suggested that I leave it as is, or do you think most people would prefer to buy it as a boring barren square?

I suggest leaving the landscaping there. Even if it is not transferrable, it will probably make the lot look much more appealing.

Having bought two sims privately, all I would say is leave it as is - the new owner may have all sorts of plans for it that you won't be a party to, and terraforming is easy enough. Just make sure you get a good price ![]() Inc _____________________

Bradley, definitely "stage" it. Most people won't leave it that way after they buy it, but the power of inspiration is amazing.
Also, SL land looks really small when there's nothing on it. |

Yup. Leave the trees n such. The new owners can return them to you or keep them, but they're definitely a nice touch.

Yep, definitely the right thing to do.
Also, the more sightlines you break, the larger the area feels. Trees, topography, buildings and stuff do that. _____________________

Yes go the landscape I just brought a 1/4 sim and was dissapointed after it was put to sale to me that the nice trees were removed, I was going to remove them anyway I guess though.

As far as I know Heart trees are not transferable? Still I would leave them as well as the landscaping, so potential buyers get an idea what you can do with the land. Just make sure that you set the parcel to "Objects not included" so they know the trees will not stay (if they really are non-transfer).
During the short period I did some lad trading, I always made the pacel look pretty so it would appeal more to buyers, though I have no clue wether it made a difference ![]() Side question: Its not the land your shop is located is it? Greetings, Marcel _____________________

Every time I have left stuff i.e fixed up the land I was selling the buyers didn't care. And when they are interested often the only people who bought from me were land flippers.
I say leave good price, I wouldn't bother about stuff on it. _____________________

Glad to hear that, I have a nice chunk of land I rent for my shop, and no need for a house as well. Could easily put a house there but I just dont see the benefits, as I spent most of the time up in the sky building anyway Good luck selling, and again: I would leave the landscaping and trees. Thank you all. I guess leaving the landscaping worked. 24 hours and I just found out it sold. Not bad for Estate land with many empty parcels in nearby sims. Makes me wonder if I priced it too low now.

The assumprion then was that a nice building added value to the land. I witnessed someone doing this - a rapid worker too! They didn't rez a pre-made building - they bought the land, built on it and sold it on in a matter of hours.
I don't hear much about speculative developers any more in SL - are they a dying breed? |

Once upon a time, I did that. But it just is too much work. Too much tier. There may or may not still be some of my gardens out there, though I doubt it. Just a general observation after the fact: Even if I am not interested in whatever is on the land, I prefer seeing stuff on the land when I look to buy it. Just adds something that plain barren plots of land lack. Granted there are lots, it seems, of land sellers that have "plain flat land" as a selling point. Edit: Well, remove the quote or keep it?
