Reselling/Renting Estate Land

I understand how Estate owners rent their land with the method of buying for a small amount and then the new sim owner pays for the tier through things like tier boxes. I am curious though, about re-leasing that land to others.

Say I buy a full or half private region and the Estate owner sets up a tier box for me to pay weekly or monthly, and now I want to turn around and rent that land out to someone else. Obviously it works differently than my set up with the Estate owner.

How is it set up so that they are paying me? If they become the owners, wouldn't they just be replacing me in the contract with the Estate owner?

Also, are tier boxes only for the Estate managers, or can anybody use them? I haven't been able to find any information about them other than that they are used for paying tier to the owner.

Everybody can have a tier box and use it for whatever they want to rent by hr, day, week, month, ...: land, shops, homes, skyboxes, services, ...

The rent is paid to the person who owns the box ; with some rent box systems it's even possible to share the money between persons (a bussiness partner or so)

You can do that by placing your own rentalbox system on the land and dividing the parcels for each rental if you want *If the estate owner allows you to*. But it just means the tenants you get wont have Estate manager access like you do, but deeding the land to a group you create and having your renters join that group gives them all the access you need them to have.
Many landlords sublet land they are renting from the owner to others, its a way of not having to outlay the expence of buying a region (sim) from lindenlabs. BUT be aware ....Rent your land from a good owner with a good reputation cause if they decide to sell your land or kick you off you will have all your renters looseing their homes to.

Remember one thing....unless you "purchase" the land directly from sl and not a third party, you don't really own it. What you are doing is "leasing" and "sub leasing".

This is good advice and the key is, to reword, be sure your particular estate allows you to sublet. Either ask your estate owner or estate manager, or carefully review the covenant. Some do and some don't, it's up to the owner, so be sure of that before you go to the trouble of setting up your land parcel to sublet to someone else.

OK, Here is my problem. An estate owner owns a full sim and obviously has full control over the land. I rented half of the full sim from the RE company that they belong to and I am considered the owner with all but estate permissions.

What I want to to is split the land into two lots and re-lease it. I have rent boxes (hippoRENT) and would like to be able to advertise the land and if someone wants it, they would just pay via rent box. I have tried to set it up where paying the rent box sends an invitation to a group, which then gives the permissions for the land. But wouldn't that mean that I have to create a group for each lot, or else that person would have permissions for any land in the group?

Also, it seems that even with permissions through a group, there are still certain things that are not available, such as public access control, unless you are the land owner. But if I make someone land owner, wouldn't that just give them my position in the process?

Is there any way to set this up to work well? And in response to the above posts, yes I do have permission to re-lease the land.

Two groups would be better yes, but most people behave themselves and only use their own parcel but two groups would enforce prim limits.

Make sure the land is group owned, if it's just set to the group most of the group permissions do not work.
