60,000L for 4 months? Up Front? Would you pay?

I'd was tempted to grab this land from a post i saw - tempted slightly. However, i was overwhelmed by the fear of the landlord kicking me from the land early and making off with my 60k.

Is asking 4 months in advance realistic? 15k/month for 5000+ prims just does not sound realistic to me and far from profitable.

Ultimately, I want it badly, but you know that saying? "If it looks too good to be true, it probably is too good to be true".

Now Brianna, you know that you know better than to jump on that, and we know that you know better too! Don't do it!

Probably in the time you are debating this, some new resident will grab it, and will be here in a few weeks complaining that their land was stolen.

HOWEVER... with the lowered costs of islands, and the current glut of available rental property, it is possible that someone could be renting for just enough to cover their tier until times get better. But 4 months up front? Doubtful.

I don't see why any established, stable landlord would need to ask for 4 months rent up front. You're right, the deal doesn't sound realistic. Definitely not a risk I would want to be taking - too much of a chance that it's a scam and 60K is a lot of RL money to lose for rent on land that you could be kicked from at any time.

Maybe you should check out the island and try and find out how long it has been around for, and if that's the estate owner, how long they've had it for. It's only one plot on that sim, it's not the whole sim up for grabs split into three.

I'd only be tempted if it were a well-run estate owned by someone with a sterling reputation. I'd ask the owner why he/she was making such an unusual offer. And I'd talk to people who have rented from this owner.

Why are they asking for 4 months rent? Big time alarms bells going off on this one. Kinda sounds like someone needs 60,000 to cover this months payment.

Let's look at some numbers.


Assumption: 5000 prims on a typical 295/mo USD estate.


5000/15000 = 1/3, so one third of tier is 295/3 or 98.33 USD a month.


To clear 98.33 USD a month, that's ( 98.33 * 264 ) *1.035 = $L 26869 a month.


Net loss to land owner charging $L 15k instead of $L 26869: $L 11869 / mo. Ouch.


Net loss of doing this for four months: $L 47474, or 173.53 USD.


Net loss if you stay a year: They are essentially paying 520.59 annually for your prims and presence to grace their area!


Doesn't sound stable at all to me. Yeah, I'd wanna lock in *that* situation for four months! laughs

But let's consider it's an old region or mainland, and tier is only 195/mo.

The numbers are: net loss of $L 11042 for the land owner, or 43.34 USD in 4 months.




Why would anyone do this??

I can only think of a few reasons.

a) They don't really care about profits, have been paying for their own region, are used to paying that, and are just trying to lighten their own load a bit. If I had to guess, this would be it.

b) It *might* be a 'get the cash and run' situation.

c) They just plain suck at math.

d) Strings attached. I don't even want to go there, but be very cautious of anyone helping to pay your way, and what their expectations might be.



You might be better off dealing with an evil, materialistic land baron who charges more.

At least in that case you know the motive, and theoretically they will want to stay in business to, well, get even more money over time.

Well hopefully anyone else seeing that advert thread for the land also notices this thread by the title as well. My main purpose was to bring this to the attention of the residents by asking the question I did "does it look too good to be true?" And the answer is a resounding "Hell yes".

Hopefully others will think twice now as well.

Someone who knows their arse from their elbow should dress up as a 'land inspector' and mosey on over there and check the guy out. Point out the numbers (courtesy of Desmond "oooh i'm so clever cos i did maths at school" Shang :) ) and see what this guy has to say.

I would do it myself but I have suspended my Avatar in fermalderhide for 40 days and 40 nights.

I would run from anyone looking for a 4 month minimum. 1 month is almost intolerable at my pain threshold level.

No, it was a real offer for one day only to the lucky renter and desperate landowner :). The 60,000L was for only 4 months of rent and it had to be paid in full. My old time tenant had to reduce the land and since I thought it would be 'cool' to get a quick 60,000L and with sells so low lately to offer that one day deal (it was only for that parcel). I have divided the land up now. I have been in the renting business for two years. You can visit my sims and also ask around on my reputation. Up until the last two months most of my tenants have been here for one-two years so I understand that I would not be known (plus I am rather small).

After I saw over 35 views in my classified, I knew potential renters felt it may be a scam (so I reworded it) and may be difficult for anyone to trust such an offer and I don't blame them because I would be skeptical, too. I enjoy renting land have always had 'abnormally' low rent...not so much anymore as many landlords now 'sell' their land for 1L but I was one of the first to do so back in 2006 (and had several private sim owners report me to linden labs for what they thought was a scam in selling 1L land. I started business in 2005 with very cheap sky condos that are still running on Cyldane at the exact same prices. My private island parcels are also the exact same prices as day one.

Well if i had gotten the land i would have been busted by my SL partner who would be gouging my eyes out with a rusty spork. :eek:

There was a recent thread on here about another resident who'd gotten burned by an estate owner who demanded a year's rent up front and then booted the tenant on a very flimsy excuse.

So you can see why there's a lot of skepticism about deals like this!
