I recently purchases a homestead estate. I am put a few homes on it as rentals. I now have my first tenant and she can't seem to be able to get her music or TV to work. I am sure that I have to change a few things somewhere but I am not sure where. If someone can point me in the right direction I would really appreciate it.

If she does not own the parcel, she will not be able to set the media streams herself. She will need to get a gadget to set radio or television, and you will have to be the owner of the receiver for the television or radio gadget.
Most of the television / radio gadgets come with instructions on how one sets them up if they do not own the parcel.

You may divide your sim up into all kinds of separate parcels and give your tenants ownership of the parcels. Since you remain the owner of the estate (the entire sim), you can always reclaim a parcel from the parcel owner if they don't pay rent or you're kicking them out. This is how you join and divide land: http://wiki.secondlife.com/wiki/How_to_join_and_split_landI've never owned a sim or rented out land, and I'm sure landlords have their own reasons for whether they want to manage their estate rents by letting the tenant own the parcel or letting the landlord or the landlord's group keep ownership of the parcel. But it seems to me that if you just let your tenants own the parcels, your job is a lot eaiser, and it's a lot easier for them to set up whatever they want on their parcels.

I've never managed land either and this is something I've always wondered. My assumption has always been that by "selling" a parcel, you lose some control over what you can and cannot restrict. The other possibility is that rental systems, like Hippo, only work if the sim owner retains ownership. I'm sure someone will come along and enlighten us

I have also had it mentioned something about starting a group and deeds. Not sure what that means, but I thought I would throw that into the mix.

Thanks, Meggy I think anyone in a group who is given the ability (look in groups/info/roles) by the group/land owner can change media streams. As for getting the radio to work it has to be deeded to the group, as well as set to group simply to rez it so it stays put. (Right click/edit. Look on the first tab in edit mode.) All tv and radios on group land must be deeded to group in order to work. I'm not sure but if not given that ability in the group roles checklist, 'everyone' or 'tenants' may not even be able to deed things to group. Try putting a freebie tv (MudHoney has one) on their parcel for them. They might not be able to change channels, though. You can see.
