I just rented on of my mainland parcels, is my procedure correct? Please help

I just rented one of my 512 parcels.
So, is the next step the following:
1.sell land to renter 2.do this by opening about land box and sell to specific user 3. find name 4. set land sale price to L$0 5. sell land along with all objects included
Is that pretty much all there is. I still own the land correct?

No you would lose the land, you need a renting system.
Search SLEX for renting systems, however someone else may point you towards ones they use, but reading about them in SLEX won't hurt either.

If the land is group owned, you need to make them group members and give them full permissions, I only know about private islands though so someone should be more exact than me.

Whew! (Sorry for overreacting.  ) So, Dekka is correct that it's a little tricky giving a tenant the correct permissions on group-owned land... and more or less impossible on land that's just "set" to group. But it depends how much permissions the tenant really needs. I have multiple tenants on different parcels, and I want them to be able to do stuff on their own parcels that they shouldn't be able to do on their neighbor's parcels, so I use a separate group for each rental, and give the tenants' Roles *lots* of Abilities. But on the other hand, if it's just controlling media and adding/removing from the ban list and other stuff that can be done by scripts, then just having the scripted objects belong to the land Owner is good enough. Possibly the same for the things in the About Land boxes where you can restrict permissions to group (like, say, run scripts)--if it's okay that all tenants can do those things on other tenants' rented parcels, assuming there might be other tenants someday. One place where it gets really sticky is the ability to return others' objects: before I switched to separate groups, I had tenants returning each other's stuff by accident (and once, not by accident), but without that ability, you'll find yourself getting asked to return stuff from roommates, etc., and adding and removing people from the group all the time. Hmmm. Rereading the above, it's pretty confusing, but not sure how to tighten it up. Maybe ask more questions wherever I've managed to obfuscate the obvious?

You need to make a group, and have an alt join it to keep the group going - it needs a minimum of 2 members, including the founder/owner for it to keep going.
Deed the land to the group.
Have the tenant join the group.
If the group will have more members for some reason, create a Role in the group for tenants, and assign the tenant to that role. If it won't have more members then the Everyone role will do for the tenant.
You can set a lot of abilities for a role so, for the role that the tenant is in, set the abilities that you want the tenant to have, but don't set any of the abilities that would allow the tenant to do drastic things - like set the land for sale. Also, DON'T set the ability for the tenant to pay group liabilities and receive group money. I think that one is checked by default, so uncheck it or, if you sell the land, the group gets the money, which is divided equally between all members who are in a Role where that is checked - you'll lose money.

You'll need to contribute enough teir to the group to cover it (but the nice thing is that in deeding to a group, you get a 10% bonus). Generally, you should delete the default Officer role, since its default settings are more powerful than they should be, since they allow Officers to set the land for sale. Create a new blank role for tenants. There are a LOT of settings here, a few of which are critical that you -not- grant. If you want a WONDERFUL guide to these settings in a rental scenario, I strongly would point you toward (rental guru) Ged Larsen's charter, which also documents the settings he uses for his group roles. http://slged.blogspot.com/2007/06/mainland-sim-rental-charters.html Go carefully, and you will not be in danger of losing what's yours, and can still provide all the functions a tenant might need.

So confusing.
I thought I would have time, didn't expect to rent out this fast. Didn't do enough studying
I noticed the sticky at the top, I need to read all of those posts too.
We need a step by step tutorial on here or somewhere.

It's easy... 1. rent out your group deeded land 2. ... 3. Profit!!! Just kidding Might be worth looking at how other rented land works - try renting from someone for a week to see how everything goes, it will be a great perspective and sort of a tutorial. Usually there is a notecard or something with rules involved too. Ah, and now that residents are using your land, don't forget, people expect 24/7 access to you forever with rapid response so don't forget to log in always! Heh just kidding again! Well... maaaybe not...
