I'm sure others will hop on at some point (soon?) and correct me, but the essential difference is this:
Set to group: Legacy, (mostly) no longer relevant. Deeded to group: Works with the updated group roles/tools for land, and is what folks use now. Caveat: Be very, very careful and know what you're doing before you deed land to group. I thought there was something about certain group role privs working when land was deeded but not when it was just set.. Any idea which work when? _____________________

Deed it, then make double sure what abilities you give to each role. Nothing to fear. Especially make sure that you are the only one that can pay group liabilities and recieve dividends. If your tenants want to list in search, just add that to the rent as a surcharge. _____________________

Rezzing Linden plants and trees only works on deeded land, as does giving people the ability to ban/eject others. Setting the plot to your home location SOMETIMES works on land that is group set, but always works on deeded land. There's others, but those are the ones that spring to mind |

"setting" land to group, allows that group's members to avoid autoreturn. There are a number of other features that relate only to the land being "set to group"...
"group OWNED land", among other things, has more powers, and more responsibilities associated with it. Chief for me, is the ability to pool resources. Group members can share tier using the group, and groups get a 10% bonus towards tier, on group owned land. As mentioned previously, a number of the group role functions aren't clear whether their powers work on "group set" or only on "group OWNED" land, and it can give the impression that "set to group" is broken. _____________________

Generally speaking, any land permissiions that are normally reserved only for the Owner of the land can't be shared with others unless the land is Deeded to a group, and the others are in suitable roles in the Group. So things like being able to rez Linden plants, terraforming, ban and eject capabilities, control of access lists, seting media streams... pretty much all the functions you want if you actually live on that land, you need to Deed the land.
Simpler permissions, like just avoiding autoreturn, can be solved by setting the land to the group, but not deeding. For example, a friend of mine used to have a huge chunk of Mainland, and allowed my Partner and I to set up a temporary home on her land. She set the land to her group, but didn't deed it. As long as we wore her group tag when placing our stuff out, it wouldn't get auto-returned. BUT... We couldn't turn the ban lines on or off, we couldn't change the access list to invite a friend in when ban lines were up, we couldn't ban and eject a griefer from her parcel... There are only a handful of useful abilities that can be provided to your friends and associates by only setting land to a group. Setting land to a group was the legacy way of sharing some permissions, before they set up the Group Roles system. Once Group Roles existed, the Lindens made it necessary to Deed land and use group roles for many things that used to only require setting the land to a group. _____________________
