So I've been wandering around for awhile, admittedly not long enough to really be thinking about doing this, but I'm looking at land anyway!  I spent most of last night TP'ing from one place to another and trying to find the correct place to right click to read about land for sale. Of course, this just led to a ton of questions! I think I had a pretty good understanding of the tier fee thing until I started looking at the various covenants. Most of the land that I looked at, with the thought of purchasing, had additional monthly fees that were referred to as a "tier fee". I thought the tier fee was included as part of the membership pricing and was a base amount tied to the amount of property owned. Is this not correct? What's the difference in paying for a monthly rental on a piece of land and paying someone L$1 to "buy" the land and then paying them L$2500 a month in a tier fee? Is it possible to just outright purchase a 512m piece of land anymore and not pay additional monthly fee's to the seller? Any and all help is appreciated!  G

Sounds like you've been looking at private islands...the tier included in Premium membership applies to mainland purchases only. There's a drop down menu on the land search which will allow you to limit your search to mainland.

G If you search with the For Sale-Mainland filter on and you buy a 512 and that is all you own, you will pay $0 tier.

Short and sweet: If you buy a plot and pay your tier fees to the Lindens you own that land. If you 'buy' a piece of land with a covenant and pay the tier fees to another avi, you don't actually own the land. Think of those tier fees as rent paid to the owner.
Both cost about the same if you take into account the premium membership fee, as you don't need to be a premium member to 'own' private covenant land, but you do to own your own land.

Thanks for the help everyone! Spent last night using the spiffy "Mainland" filter on the Land For Sale list! Gee, that makes things much easier! I also discovered the property line thing which helped! Still haven't found exactly what I'm looking for but I'm confident I will (now that I sort of know what I'm doing!)
