Buying land for social venue

A friend of mine is interested in buying land for use to hold his shop but primarily to host a social venue for parties and events. It may include script devices for things like Neo-Realms Fishing and 7Seas Fishing. He would probably want about a quarter of a sim at the most.

Which do you think would be more ideal for this purpose, mainland or estate land? I was thinking estate land would be more ideal since estate sims generally can hold more avatars than mainland. Mainland seems to be hardcapped. (Btw is the cap at 50 for class 5 and 40 for less than class 5 mainland sims?). It might take some effort to locate a trustworthy estate landlord that would have land for sale without covenants restricting his desired uses for the land, but if he could find one it could be worth it so he doesn't end up capping the number of avatars on the sim which would understandably upset his neighbors.

If he were to purchase mainland instead, does anyone have any tips about what he should be looking for other than nice flat land without eyesores? I am thinking he should stay away from sims with lots of residential plots or other social venues, again to avoid capping the avatar limit, perhaps a sim with retail plots that is missing a social venue to attract traffic.

Not really sure, Dagmar, but the one piece of advice I'd pass onto him is to advertise his events to his group members via thought transference.
